Wyleu Street, Honor Oak

Glorious garden flat alert! Feast your eyes on this fabulous extended and renovated two bedroom ground floor Victorian conversion pad, with direct access - from one of your two double bedrooms - onto the sunny west-facing garden.

This is a quiet residential side-street but you are so well-placed and connected! Honor Oak’s high street area is just a couple of minutes away (at the end of the street) and Honor Oak Park Station is a five minute stroll; for both regular and Overground services.

You share a neat hall with just one other flat. Your own front door is on your right. You open directly into a huge and bright reception room, of over 14 feet by over 12 feet. Stripped wooden floors, sash windows to the big bay window, and picture rail, coving and rose detail all impress.

Next door is bedroom one: a good double of over 11 feet by over 10 feet, with a generous custom-made closet to one alcove, stripped floors, an opened-up fireplace, and painted timber-framed glazed French doors onto the side-return area of the garden.

At the foot of your hall is a large built-in laundry cupboard to your left (clever!), then your bay-windowed kitchen/diner is straight ahead. Slick fitted units are the order of the day, and appliances are pleasingly integrated.

Beautifully-laid herringbone terracotta parquet is such a great floor treatment here, and this runs through the rest of the ground floor.

Next up you have the property’s modern shower room, with on-trend monochrome detailing and under-basin storage. The combi-boiler lives in here as well.

Finally, at the back of the flat, you land in the second bedroom - an artful addition to property’s original footprint. It is over 10 feet by over 8 feet, with a rooflight and modern double-glazed doors, which fold wall-wide-open to your low-maintenance garden for strong afternoon through to early evening sun. Barbies with buddies are a must.

What a superb place to lay your hat! There are lots of independent businesses on Honor Oak Park, Brockley Rise and Brockley Road. Some of our favourites are Babur, Honor Oak Vintner, Miss Margherita, Two Spoons and Malaysian Deli.

Jack Studio Theatre is also local, plus (dance and cinema nights at) The Rivoli Ballroom.

Local spots for a nice tipple or two include Jerome’s, Joyce, London Beer Dispensary, Brockley Brewery and The Chandos.

Up nearer Brockley Station, we like Ellary’s and Mauby. Near Crofton Park Station the cafe culture is notably strong! Here we like Fred’s (particularly for Brick Lane Bagels) and Dream Story.

Local green spaces are close as well. Blythe Hill Fields, Hilly Fields and Ladywell Fields are all easily walkable, as are Benchley Gardens and local Victorian cemeteries.
