Vestry Road, Camberwell

Architecturally-enhanced Victorian terrace with three bedrooms, both bath and shower rooms, underfloor heating (to the ground and first floors), great storage (a whole room in the former loft space) and a part-walled west-facing garden. Chain free.

Pleasingly, the house sits directly opposite Lucas Gardens; views of which can be best appreciated from the property’s twin-sashed master bedroom.

The location is a pretty residential street which is close to central Camberwell and Peckham as well - walk 10 minutes to Denmark Hill Station, and 14 to Peckham Rye Station. Permit parking is on-street.

From the hall you have your formal double-reception set to your right, with wide oak boards to the floor.

The front room is over 11 feet by over 10 feet - with custom-made storage to one alcove, a central sash window, and an attractive Victorian fireplace. Your second reception has alcove shelving and a cool sliding door to the headline act of the house: the large kitchen/diner, which runs over 23 feet. Stepping down from the second reception, first on your left is a neat shower room/downstairs w.c. with mosaic tiling, contemporary sanitary ware and concealed plumbing.

The large and bright main room hosts modern kitchen units with open-shelf detail, a central island/bar, and poured concrete counters, plus large profile floor tiles and an exposed brick wall. Slim profile sliding doors - which span the entire rear wall - open to your low-maintenance garden. This is a delightful sun-trap after midday.

Up the stairs and from the half-landing you have a double-aspect double bedroom up ahead. This is over 13 feet by over 8 feet, with smart oak to the floor.

From the main landing, on your left is a modern bathroom with neat white suite, over-bath shower, good alcove storage and a west-facing sash-window.

Straight ahead is your delightful main bedroom (with those pretty park views), across the width of the house. It is over 14 feet by over 11 feet, with an opened-up fireplace with a lovely marble surround, and a floor to ceiling closet to each alcove. Another beautiful wooden floor delights here.

The second floor (an extension to the original house) delivers a further bedroom and a large storage room. The bedroom is over 13 feet by over 7 feet (this is currently enjoyed as an office/nursery), and the storage room is over 12 feet by over 11 feet, with skylight window.

St. Giles Church and Churchyard are lovely local landmarks, and you’re also close to South London Gallery, plus Camberwell’s iconic art college buildings. It’s a nice part of town! TOAD bakery and South London Gallery are really close by.

Beyond local Lucas Gardens, you’ve got lots of other green spaces around - Brunswick, Ruskin and Burgess Parks for example, and Lettsom and Warwick Gardens too. Peckham Rye Park and Common and Brockwell Park and Lido aren’t far either.

Local schools include Lyndhurst Primary and The Villa Nursery and Pre-Prep. School.

Restaurants, cafes, pubs and bars are strong and varied round this way. We particularly like The Camberwell Arms, Veraison Wines, Gladwell’s (luxury groceries), Forza Win, Little Cellars, Grove House Tavern, The Crooked Well, Hermits Cave, Nandine and Theo’s.

Walk to Peckham's Bellenden Road and Rye Lane for other excellent offerings - including Artusi, Ganapati, Levan, The Sourcing Table, Peckham Levels and The Bussey Building, plus handy high street shops, pop-ups and markets.

Butterfly Tennis Club and Zen Yoga studio are also nearby, on Camberwell Grove, as well as the Victorian leisure centre with big pool, gym and classes.

You are close to two Fare Zone 2 stations as previously mentioned, and also to a host of day and night bus routes at the foot of the street, from Camberwell Church Street.

For more options, Peckham, Herne Hill, Dulwich Village, East Dulwich, Brixton and New Cross are all easily reached.
