Tressillian Road, Brockley

Characterful and bright two bedroom Victorian conversion apartment of 726 square feet, set on the second and third floors of a handsome Brockley Conservation Area semi (with your own front door at first floor level). Welcome flat features include sash windows and a Freehold-share.

You’re just a couple of minutes from St Johns Station, and 15 from Brockley Station (with Overground in addition to regular rail services). And Brockley Market - a super foodie one which runs on Saturdays 10am-2pm - is a three minute walk from your door. You’re also gloriously-close to Hilly Fields.

Up a few steps and in the shared main door, take stairs from the hall up to the first floor where you’ll find your own front door.

Up your own stairs now (a big sash window delivering verdant vistas on the way) and from the landing you have your independent kitchen set to the front of the building, and two large rooms to front and rear - the current setup is reception room to the front of the house (it’s over 13 feet by over 10 feet) and bedroom to the rear (over 13 feet by over 12 feet, with feature fireplace). They’d work equally well the other way round too. Both rooms have slimline radiators under their respective sash windows, and carpet to the floor.

The third floor hosts a cosy bedroom of over 8 feet each way (and with access to generous eaves storage) and the property’s bathroom - which has a Velux window, white sanitary ware, an over-bath shower, under-basin storage, and a traditional-style heated radiator.

We’ve mentioned your two closest stations. It’s also an easy walk to New Cross, Lewisham and Deptford DLR stations. You’re well-placed for buses as well - with Lewisham Way at the foot of the street.

This is such a pretty and well-connected spot. You’ve a Brockley postcode (SE4) but you border SE8, SE14 and SE13: you can enjoy all four therefore. Most locally, Brockley Market is a great spot on Saturdays - you are directly opposite it. The Talbot pub is a strong local, as is The Brookmill. Middleton coffee shop is a good tip for fantastic coffee, pastries and brunches.

Brockley has nice independent restaurants such as L'Oculto Cocina and Tai, and cool cocktail/wine bars: Brickfields and Joyce, and Brockley Brewery of course - who deliver.

The Deptford High Street area including Deptford Market Yard is searingly-cool with bars, night spots, cafes, restaurants and breweries. We particularly rate Marcella, Isla Ray’s, Stockton and Villages.

Central New Cross is close, with contemporary art gallery Goldsmiths CCA within the Goldsmiths campus, plus a great variety of pubs; we like The Amersham Arms there opposite NX Station. Meze Mangal (further down Lewisham Way) serves up good value Turkish grub.

Central Lewisham’s handy (about a mile) for mall shopping and markets, plus a great leisure centre/pool (Glass Mill).

Green space? Stroll to Hilly Fields in seven minutes (lovely Ladywell Fields is beyond that), or walk about half an hour for Greenwich Royal Park.
