St. Norbert Road, Brockley

Extended and recently-renovated Victorian bay-fronted four bed terraced house of 1175 square feet, with both bath and shower rooms.

The pleasing property is delivered over three floors, incorporating a deftly-done loft extension. A neat lawned east-facing garden completes the package.

It’s a strong spot, close to Brockley Station - walk here in just four minutes. And John Stainer Community Primary School (Ofsted-rated ‘Outstanding’) is just over the road.

Open your own front door directly into a bright and generous through-reception, running over 26 feet to French doors onto the paved side-return area of the garden. Bespoke shutters grace the bay window. Custom-made storage and shelving further features.

The smart kitchen is accessed off the dining area, with a double-glazed window above the sink to garden views. Modern matt white fitted wall and base units are paired with wooden worktops.

Up to the first floor and you’ll first find the main (windowed) bathroom. This has traditional-style sanitary ware and fittings.

Next is your first bedroom (of over 12 feet by over 8 feet), then you have a twin-sash-windowed master bedroom across the front of the house (this one is over 14 feet by over 12 feet).

Now to the second floor: set at the back of the house you have a large carpeted single bedroom (of over 9 feet by over), currently enjoyed as a generous home office.

Next door is a classy shower room, with traditional-style fittings again, and a sash window.

Lastly is your fourth and final bedroom in the former loft space, with pale carpet and two large Velux windows. Enjoy generous accessible eaves storage, and sleek built-in wardrobes up to the roofline too.

Kids or thinking of? The local primary schools are all good ones: John Stainer, Myatt Garden and Haberdashers' (the latter with secondary provision).

Handily, you are a short walk from Brockley Station - Zone 2 and on the London Overground network. The area by the station has been recently pedestrianised and the coffee shops and eateries here spill into the street, giving it a warm European feel.

Across the road, find a handy Sainsbury’s, a yoga studio, and Good As Gold coffee shop. Also close is Cooper’s Bakehouse (in Dragonfly Place).

Central Brockley is a short stroll for cafes, restaurants and bars, which are independent in the main. We like Ellary's, Tai, Joyce, Brickfields, Brockley Brewery and Deja Brew as just some examples.

Nunhead - with its high street and village vibes - is also close. Here we rate BARD4100, Kudu Grill, Ayres bakery, Mother Superior and El Vermut bottle shops, and FC Soper wet fish shop.

We’re big fans of New Cross’s centre as well, with its pretty, historical buildings, and growing number of pubs and eateries - including The Rosemary (organic Hungarian fayre), The Rose Inn, The Earl of Derby, The Amersham Arms and Meze Mangal. Thanks largely to Goldsmiths University, New Cross attracts a cool crowd and even has its own contemporary art gallery: Goldsmiths CCA.

Deptford High Street and Broadway are also  local - for great places to eat, including Marcella and SALT. And there are cute bars in Deptford Market Yard. And hip Peckham is also easily-reached for more options. Some of our favourite SE15 spots are Kudu, Peckham Bazaar, Levan, Forza Wine, Ganapati, Peckham Levels and The Bussey Building.

For park-life... you've got Telegraph Hill's pretty Victorian ones (with views) close by. Telegraph Hill Upper Park is very popular on NYE for the panoramic views of London and the fireworks. Hilly Fields and Ladywell Fields and Nunhead Cemetery are also close. Greenwich Park and Blackheath Common are but a short bus ride/cycle/drive too.
