St Mary’s Road, Nunhead

Charming two bedroom Victorian conversion flat with its own front door and a delightful private part-walled east-facing garden - with direct access from the kitchen.

The apartment has a respectable footprint of 717 square feet, and is delivered over the entire lower ground floor of a sizeable Victorian semi.

You’ll find it on a wide and tree-lined residential Nunhead street, which places you just seven minutes by foot from both Nunhead and Queens Road Peckham stations (both are Fare Zone 2).

You’re also close to Nunhead Green Conservation Area; which takes in Nunhead’s well-stocked independent high street and village-style green.

Your own front door is set to the left hand side of the building. Once in, a neat windowed bathroom rests to your right (there is a modern white suite in here with an over bath shower). Handily, this also hosts a separate utility space.

On your left of the hall is the first bedroom - a large single, of over 9 feet by over 7 feet. Pale carpet and white walls feature here.

Next on your left is the modern kitchen, which runs over 13 feet and is your entry point to your garden - this dedicated outside space is surrounded by other gardens and greenery and is a lovely and low-maintenance retreat.

The master bedroom is at the end of the hall - it is over 13 feet by nearly 10 feet, with built-in wardrobes to both alcoves, and garden vistas.

We’ve saved the best for last: the massive reception/dining room of 16 feet by over 13 feet, with smart flooring, two sash windows onto leafy views, an attractive period fireplace (with ceramic floral detail tiles and a stone hearth), and alcove shelves for books and such.

Nunhead station has London Victoria trains and Thameslink trains as well (Farringdon, Blackfriars). It also puts on an impressive skyline view from the platform. Or you can stroll north to Queens Road Peckham station (also Fare Zone 2) for London Overground services. Canary Wharf is easy via Canada Water, also destinations such as Clapham Junction or Shoreditch High Street.

Nunhead has a relaxed vibe with a friendly community, with a central green, playground and community centre (by AOC architects), and excellent established staples which include Ayre’s bakery and Soper’s wet-fish shop.

Other treats include El Vermut and Mother Superior bottle shops, Goodcup, Kudu Grill, and BARD4100 (pizzas and bar). And there's a handy Co-Op with cash machine. The Old Nun’s Head is a reliable local, and Peckham Bazaar is a big favourite of ours (pan-Balkan menu) on nearby Consort Road.

Kudu restaurant on Queens Road is a top meal out. You’ll also find Beer Rebellion, Mamma Dough, Peckham Cellars, Well & Fed and Blackbird Bakery on this little stretch by QRP Station.

SE15’s already firmly on the des-res map, but there’s even more to come - for example The Peckham Coal Line linear park.

Central Peckham - home to cool Rye Lane - is an under-15 minute walk, for such delights as Peckham Levels and The Bussey Building & Copeland Park complex, plus Market Building and various markets and pop-ups.

Walk another five minutes to Bellenden Road with its independent high street and lovely shops, cafes and restaurants - examples are Artusi, The Sourcing Table, The Begging Bowl, Ganapati, Flock & Herd and Review book store.

It’s a short stroll to Telegraph Hill's gorgeous parks with views and a weekly Farmers’ Market (Saturdays from 10am) and also Peckham Rye Park and Common’s 113 acres.

Locally, Nunhead Cemetery is a beautiful Victorian one - one of ‘The Magnificent Seven’ - with organised tours, and beautiful big trees and views.

For more options, Camberwell, New Cross, Deptford, Brockley and Greenwich are all but a short journey.

For little ones, there are good local nurseries, and primaries include Edmund Waller, Hollydale and Ivydale.
