Southampton Way, Camberwell

Grade II listed two double bedroom Georgian cottage (circa 1830), with a large south-facing garden plus garden studio. Chain free.

The charming home has been the subject of a comprehensive, sensitive and beautiful renovation under its current ownership. You need not lift a finger.

The location is a strong one: between Peckham and Camberwell centres, and really close to Burgess Park (walk five minutes).

The house is part of a trio of characterful listed properties. A paved front garden (with secure bike store - which is included in the sale) sets you back from the pavement. A gothic style window at ground floor level is a delightful welcome.

In the front door, and you open directly into a formal front reception, of over 13 feet by over 12 feet. Pleasing features here include wide Georgian floorboards (these impress throughout the property), a central fireplace, and timber painted shutters to the window.

Through to the generous kitchen, which opens to a classy dining room. The through-space runs over 17 feet, to larger than average painted timber-framed glazed French doors onto the sunny garden.

The walled rear garden has both decked and faux-lawned areas, and a high-quality timber-clad garden studio, complete with carpet, power, wired internet ports and glazed folding doors. It is an ideal hobby room or office for home workers.

It is also a huge sun trap in the warm months and it is really private - it isn’t overlooked. Planting out here includes an established wisteria, a large (white) rose bush, and a huge cherry blossom tree (another of which features in your front garden).

Back inside, the kitchen has a simple pared-back style, yet cleverly delivers plenty of storage and counter space (and also includes utility space and shelving). Admire immaculately-fitted contrasting base and wall units, with open-shelf detail and slick composite counters.

Up to the first floor and the attention to detail and respect to the building continues to bring on the smiles. Two generous (sash-windowed) double bedrooms rest to front and rear. Both boast big built-in wardrobes.

The property’s bathroom is situated between the two bedrooms, accessed from the landing - with a large roof light (you'll enjoy bright mornings and starry nights), over-bath shower with separate shower attachment, joyful yellow ceramic rectangular tiling, and a terrazzo floor.

Your local green space is Burgess Park. A large one at 140 acres, it hosts a lake, tennis courts, cafes, and a large number of listed buildings - remnants of the streets which once occupied the site: an early 19th century lime kiln, the Passmore Edwards library (with local icon: the Camberwell Beauty butterfly mosaic), and former almshouses in Chumleigh Gardens, too.

Peckham and Camberwell and their respective stations (Peckham Rye and Denmark Hill) are both a 15-20 minute walk for Overground and main line services. There are also lots of bus routes on your doorstep and from Peckham Road/Camberwell Church Street, to Elephant & Castle or Oval tube stations and beyond.

Out and about? Most locally you have a Puregym (walk 45 seconds!) and a useful Tesco store. Both of your local town centres have lots on offer including (in SE5) South London Gallery, TOAD bakery, Forza Win, Veraison Wines, Little Cellars, Hermits Cave and The Camberwell Arms. In SE15, check out Bellenden and Choumert Roads, Blenheim Grove and trendiest Rye Lane - with rooftop bars, cinema and great restaurants. Examples are Ganapati, Levan, The Coal Rooms, The Begging Bowl, Artusi, Miss Tapas and Mr Bao.

Beyond Burgess, you can also stroll to Brunswick Park, Lucas Gardens and Ruskin Park. Myatt’s Fields and Peckham Rye Parks are just a little further.

Local leisure options include Camberwell leisure centre (with Victorian lane pool) on Artichoke Place, and Zen Yoga Studio on Camberwell Grove - next to Butterfly Tennis Club.

For more options, Brixton, Herne Hill, Dulwich, New Cross and Deptford are an easy bus ride or cycle.

Local schools include Lyndhurst Primary on Grove Lane, and The Villa Nursery and Pre-Prep. School on Lyndhurst Grove.
