Scutari Road, East Dulwich

Sign yourself up for park-side living and superior air quality with this delightful semi-detached thirties house of 1766 square feet, delivering a large integral garage, three bedrooms, both bath and shower rooms, and loads of storage, too.

Scutari Road is an oft-requested wide and quiet tree-lined residential street, just a two minute walk from Peckham Rye Park and Common’s beautiful 113 acres, and a six minute one from Aquarius Golf Club. You are also close to a host of excellent independent and state schools.

Here is a rare opportunity to move into a stylish and roomy versatile family home, in one of the most sought-after postcodes in the area.

The handsome property has been deftly extended at ground floor level; giving you loads of light and lovely living space onto the wide and well-established oasis-like garden (which - gloriously - backs onto locked playing fields). A front drive, a generous utility room and huge garden studio (with power) completes the impressive package.

Your nearest station is Honor Oak Park, followed closely by Peckham Rye Station. Both are on the Overground line. For your visitors, parking on the street is unrestricted.

Your front drive (in front of the garage - which is large at over 20 feet by over 8 feet) sits next to your front garden area, with established planting, including climbing roses and lavender. Find your porch first then your entrance hall - possibly the best thing (we think) about this period of home - proper halls! Park buggies and the like with ease.

Timber-framed double doors beckon ahead… but before that, turn right for the formal and bay-fronted front reception room - of over 15 feet by over 12 feet. If it suits your setup better, this room works well as a fourth bedroom. Stripped floors and a wood burner are very welcome features. Opposite is a neat modern shower room.

Onto the main event: a delightful through-space incorporating dining, kitchen and lounge areas. Three large Velux windows and folding wall-spanning double-glazed doors - onto unoverlooked gorgeous garden views - make for the brightest and nicest of spaces.

The fitted kitchen is white and modern in style, with plenty of wall and base units, and a generous breakfast bar. A large utility room completes the ground floor tour, with another exit to the garden, and an internal door to the garage.

Hardwood decking leads into the beautifully planted rear garden, which extends nearly 80 feet. It’s sunny and mature, and has been beautifully-maintained by its green-fingered owners. It’s pleasingly framed by mature trees and bordering gardens, and further hosts a Tardis-like garden studio (of over 16 feet each way).

Back in the house and upstairs, find your bay-fronted carpeted master bedroom to the front of the house. It’s over 15 feet by over 12 feet, with clever built-in storage for clothes and shoes. Next door is another smaller bedroom, of over 7 feet by nearly 11 feet, and also carpeted.

Adjacent, set to the rear, is a large double bedroom onto garden views - of over 14 feet by over 11 feet, with painted boards this time.

Finally, find a smart windowed modern bathroom, an independent w.c. and a deep built-in airing cupboard. Your large loft is accessible from the landing.

This location puts you in easy reach of East Dulwich, Peckham, Honor Oak and Nunhead town centres, as well as the useful local shops and lovely cafes and pubs on nearby Forest Hill Road, plus well-regarded schools.

We’ve mentioned Peckham Rye Park and Common; there are loads of gorgeous green spaces to call local - Horniman Gardens, Goose Green and One Tree Hill just three examples.

In addition to the run of handy shops on Forest Hill Road (including a Post Office), enjoy those on Lordship and Rye Lanes, as well as those of Honor Oak and Nunhead centres. North Cross Road’s Saturday market is also local.

Our favourite nearby cafes are Cafe G on the corner of The Gardens, and Cafe On The Rye (handily next to the newer of the playgrounds).

Local cinemas are East Dulwich Picturehouse and Peckham Plex (rooftop films also available atop The Bussey Building in the warm months).

For social meets, Watson’s General Telegraph and The Herne Tavern are your closest public houses - in dishy Victorian buildings and with big outside areas.

Bellenden Road also isn’t far for top restaurants including The Begging Bowl, Artusi and Ganapati. Other great dining options in SE15 include Peckham Bazaar, The Coal Rooms, Kudu and Levan.

Mamma Dough, Babur and Nonna Maria in the Honor Oak area are also highly recommended.

East Dulwich leisure centre is a short stroll away, or you can ‘sign up’ for British Military Fitness workouts on Peckham Rye.

Local schools are well-regarded and include Goodrich, Heber, Fairlawn, Horniman and St Anthony’s (Catholic) primaries, and Harris Academy secondaries.

For stations, you’ve got two to choose from in easy-walking distance: Honor Oak Park (Zone 3) and Peckham Rye (2). Day and night bus routes are also at your feet, from Peckham Rye.
