Peckham Road, Camberwell

Bright two bedroom first floor apartment of 627 square feet, with a pleasingly long lease. Find your new delightful conversion flat on the first floor of a Victorian townhouse next to South London Gallery (and Louies cafe), iconic UAL buildings and Southwark Register Office, in Peckham/Camberwell borderland - easily enjoy what both fab towns have to offer.

This is a properly creative spot/cultural quarter with many active artists at Vanguard Court close by, too. South London Gallery has been open since 1891 and The College of Arts grew from the same philanthropy. Your new flat sits so nicely within a part of the cultural history of South London.

Walk 15 minutes to Denmark Hill or Peckham Rye stations (both Fare Zone 2 with regular and Windrush line services). Buses will be your best friends in this spot, too.

There is a shared front door, hall and stairwell and your own front door is at first floor level. From your entrance lobby/hall your first bedroom is directly ahead. This is a sash-windowed (with secondary glazing) single, at over 6 feet by 10 feet. Next door is your huge principal bedroom, of over 12 feet by nearly 16 feet. Storage is notably excellent, with a big bank of to-the-ceiling built-in cupboards for clothes, linen, suitcases and such. A big and beautiful bay window further impresses.

High ceilings continuing, next you have a sizeable and tastefully-decorated sash-windowed reception room, of over 13 feet by over 12 feet.

At the back of the building you have a modern windowed bathroom (with over-head shower) and a cute kitchen, with white units and wooden worktops. A neat breakfast bench is perfect for tea and toast.

What a brilliant spot to lay your hat. Peckham Rye and Denmark Hill stations are both local. London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water), among other destinations, are all quickly reached. Bus travel is easy from pretty much the doorstep, and you can easily swap a bus for a tube at Oval or Elephant & Castle.

Local parks include Brunswick Park and Lucas Gardens, followed by Ruskin, Brockwell and Peckham Rye parks.

Central Peckham is a cultural and gastronomic mecca! Check out Bellenden Road, Choumert Road and Blenheim Grove for some top restaurants, bars and cafes (Artusi, Levan, The Begging Bowl and Ganapati to name a few), while Rye Lane gives you Peckham Levels and Bold Tendencies, and Frank's Bar and The Bussey Building's rooftop bars in the warmer months, plus Peckham Plex Cinema (films for just a fiver!).

South London Gallery, open since 1891, is right next door (opposite the lauded TOAD bakery), so the flat sits within a part of South London's cultural history. The college of Arts, a stones throw away, grew from the same philanthropy. Camberwell leisure centre has good classes and gym and swim facilities in a pretty Victorian setting. You are also close to Peckham’s modern leisure centre, library and Mountview (performing arts centre).

Gladwell’s in Camberwell is a great tip for posh groceries (there is even a Turner & George meat counter). Local recommended places to eat and drink in SE5 include The Louies (at South London Gallery), Theo's, The Kerfield, The Camberwell Arms, The Bear, Silk Road, Veraison Wines, Little Cellars and Hermits Cave.
