Manor Avenue, Brockley

Offers in excess of £450,000.

Beautifully-renovated turnkey Victorian conversion flat of 610 square feet, delivered over the entire lower ground floor of a grand semi-detached Brockley townhouse.

You have your own front entrance and door, a private courtyard garden off the double bedroom, a large reception room, and a Freehold-share. The decorative scheme is classy, light and neutral.

Find the property on a wide street with delightful mature trees, within pretty Brockley Conservation Area, close to Brockley’s popular Saturday Market, and just a nine minute walk from both Brockley and St John’s stations. You are also but a 12 minute walk from New Cross and Deptford DLR stations (all are Fare Zone 2).

In your own front door and there is a useful large under stairs store to your immediate left. To your right, you open a door into the huge reception room, stretching over 16 feet by over 13 feet. A cool fireplace with cast iron insert features here, as do stripped wooden floors, a big sash window, and custom-made window shutters. To the other side of the fireplace you have a handy storage cupboard to keep matters neat and tidy.

Your independent kitchen sits doorless off the reception room, and is a contemporary affair with plenty of slick wall and base units to two walls, cool Corian counters, bang-on-trend monochrome detailing, and pleasingly-generous wine-racking!

The windowed shower room is a luxury affair, with concealed plumbing and contemporary basin and w.c. (plus built-in under-basin storage drawers). Again you have got that lovely monochrome styling: tap, shower fittings, towel hooks, heated towel radiator, and even the loo roll holder! Marble floor tiles and rectangular green ceramic wall tiles further impress.

Next up is your double bedroom of over 12 feet by over 10. French doors open from here onto a really private walled, west-facing and paved courtyard. The perfect spot for entertaining your favourite few, or for simply chilling on your tod.

Where are you? In a very good position indeed! At your feet are the centres of Brockley, New Cross, Deptford and Greenwich. Blackheath, Peckham and Camberwell are also a short bus ride/drive/cycle. You are also close to Goldsmiths University with Goldsmiths Centre for Contemporary Art gallery (GCCA).

Your local pub - The Talbot - is a strong one. The Brookmill is nice too, in the direction of Deptford in St John’s.

Deptford High Street (walk 10 or so minutes) is a great spot to hang out. Deptford Market Yard has a wonderful European vibe and lots of places for socialising, eating and drinking. The best pub around is The Dog & Bell (cross the road at the end of the high street). Near this is The Watergate - a cute restaurant with small plates and good cocktails.

In Brockley we love Brockley’s glorious Saturday market (held in Lewisham College’s walled car park), Ellary’s, Mauby and Brickfields. And it is coffee shop galore round the station now (five, and counting?). Also worthy of note is The Rivoli Ballroom (with various pop-up evenings including dances and film screenings), Brockley Brewery, and not to be missed: Hilly Fields Park, which has a popular old-fashioned summer fête each year.
