Lewisham Way, Brockley

Charming second floor conversion flat, set within a grand Victorian semi-detached house directly opposite Memorial Gardens (with delightful regular floral displays).

A large communal garden is set to the rear of the building - accessed via a gate at the side of the house. You have off-street parking to the front. A lease extension of a further 90 years is underway.

You are just a few minutes from St. Johns Station (and 15 from Brockley and New Cross stations), and near Brockley Market - a super foodie one which runs on Saturdays 10am-2pm.

Take the stairs to the top floor and your own front door. Through here and you land in your hall, then to your left is your really big and quiet double bedroom, with one window to the side of the building and another to the rear.

Next door is the recently-renovated shower room which houses a new boiler, new washer/dryer, deep built-in storage cupboard plus shelves, under-basin storage, slimline radiator and sash window.

Completing the tour is your generous reception room (of over 18 feet by nearly 12 feet) which is open-plan to the kitchen. An attractive column radiator rests under the sash window (note built-in shelving in the alcove to the left the window).

The kitchen is a smart fitted bank of base units, with wooden counters, oven and induction hob (new to 2021), smart square white tiles, a large ceramic sink, and an open-shelf.

This is a pretty and leafy well-connected spot between Lewisham Borough’s St Johns and Brockley conservation areas. You’ve a Brockley postcode (SE4) but you border SE8, SE14 and SE13: you can enjoy all four therefore.

Most locally, The Talbot pub and The Brookmill put on strong Sunday lunches. Middleton coffee shop is a good tip for coffee, pastries and brunches, and Meze Mangal is a top spot for dinner for two and large table bookings, too.

The Deptford High Street area (including Deptford Market Yard) is searingly-cool, with bars, night spots, cafes, restaurants and breweries. We particularly rate Marcella, Jars Bar, SALT, Isla Ray’s, Stockton and Villages.

Central New Cross is close, with a contemporary art gallery (Goldsmiths CCA) plus a great variety of pubs. We like The Amersham Arms there opposite NX Station for live music.

Central Lewisham is handy (a 20 minute walk) for mall shopping, markets and leisure centre. The town centre is soon to receive a major makeover.

Brockley has pleasing independent restaurants and bars - such as newcomer Ellary’s, and established spots Tai, Brickfields and Joyce.

Green space? Stroll to Hilly Fields in 12 minutes, or walk 25 for Greenwich Royal Park with its smashing views and UNESCO heritage status.
