Kirkwood Road, Nunhead

Viewings commence Saturday 27th of June.

Excellent extended three bedroom mid-terrace of 1166 square feet, with a landscaped garden extending 40 feet, in an enviable position very close to Nunhead’s villagey shops, Green and Conservation Area. Chain free.

For stations, you are positioned between a choice of three! Nunhead (walk seven minutes), Queen’s Road Peckham (12) and Peckham Rye (15). All are Fare Zone 2 and the latter two offer Windrush line services in addition to regular rail ones. Parking is currently unrestricted, on-street.

A neat front garden with corten steel planters is a pleasing welcome (more corten features fabulously in the low-maintenance back garden – you are in for a treat!).

On entry there is a little lobby with cupboard to your left. A hall is beyond (with a windowed w.c. to your right), then you have a generous room to your right which is currently set up as a utility room. It is plumbed for a washing machine and also hosts the property’s (neatly-boxed) combi-boiler and a fridge/freezer. The room could just as easily serve as an office, music, playroom or movie snug. Options are open.

The rest of the ground floor is a huge main room incorporating generous seating, dining and kitchen areas. It is over 27 feet by over 17 feet.

Your natural reception room is at the near end of the room then the far end has a large fitted U-shaped fitted kitchen (custom-made no less, with wooden worktops, too), and plenty of space to dine beside a trio of double-glazed doors onto the garden. This second section of the room is an extension of the property’s original footprint. Two large rooflights here ensure there is never a dull day.

Upstairs and to the back of the house you have two bedrooms to garden views: a large single (of over 8 feet each way), and a good double (of over 11 feet each way).

Your principal bedroom is set to the front of the house (it is over 14 feet by over 11 feet), and your cool, windowed bathroom is also at the front of the house. Double basins impress here, plus bespoke cabinetry for toiletry bits. On the landing you have more storage (two built-in cupboards) for linen and such.

What is local? Central Nunhead’s got a busy community centre by AOC Architects (classes etc.) and some ace independent staples: Ayre’s bakery and Soper’s wet fish shop, for example.

Further fine establishments include BARD4100, The Old Nun’s Head, The Pyrotechnists Arms (in the hands of new management), El Vermut and Goodcup/Goodnights (all are on Nunhead Lane itself). And Peckham Bazaar on nearby Consort Road is a great table to grab in SE15, with pan-Balkan cuisine and a winning wine list.

Peckham Levels and The Bussey Building & Copeland Park complex is also a short walk from your door - for the trendiest of eateries, drinkeries, exhibitions and the like.

The ‘triangle’ at the end of Peckham Rye Park and Common's 113 acres is also bursting with places to eat, drink and hang out; Mr Bao (Asian), Banh Banh (Vietnamese), Baking with Monia and 081 (pizza) being a few.

Bellenden Road, Choumert Road and Rye Lane provide more food and drink options (we especially rate Bara, Artusi, The Begging Bowl. Ganapati and The Sourcing Table) and Peckham Plex Cinema is a long-established favourite, committed to affordable movie watching (all tickets are £5.99).

Camberwell, New Cross and Deptford are also no great distance.

Children or thinking of? Local primaries include Edmund Waller, Ivydale, Hollydale, Rye Oak and St Mary Magdalene (C of E). Banana Moon Day Nursery on Machell Road is also close.
