Hunsdon Road, New Cross

Chain free one bedroom ground floor Victorian conversion garden flat of 541 square feet, with obvious potential (subject to PP) to extend and convert to a two bedroom home; should want and budget allow.

A sizeable storage basement (of 343 square feet!) completes the offering. You could also/instead convert this to extra living/bedroom space, as others in the local area have done.

The location is a quiet residential street close to New Cross Gate and Queens Road Peckham stations - walk 12 and 15 minutes. Parking is unrestricted, on-street.

You are located in New Cross’s desirable Hatcham Conservation Area, a short stroll from Hatcham Primary School (3-11), with its attractive modernised Victorian building by Jestico + Whiles.

You share a main front door and hall space with just the one property above yours. Your own front door is set to your right. Note pleasing high ceilings from the off.

To the front of the building you have the sizeable reception room of over 13 feet by over 11 feet, with a big bay window with sashes.

Adjacent is your double bedroom, of 11 feet by nearly 10 feet, with window onto the side-return area of the garden.

Moving through the flat there is a door on your left down to the cellar. Then on your right you have a little lobby area where you’ll find the back door. Then the neat windowed bathroom rests to your right.

The kitchen is big enough to eat in. It is over 12 feet by over 9 feet, with a double-aspect and a run of basic base units to the long external wall.

Your garden has some pretty flowering plants (including a vibrant rose bush) already but will benefit further from some green-fingered attention. It extends nearly 40 feet.

Saved from proposed demolition in the seventies(!), Hatcham Conservation Area was designated by Lewisham Council in 1990.

For a commute or adventures you are close to two stations (it’s just one stop to London Bridge from NXG). Or take a short bus ride from nearby Old Kent Road to Elephant & Castle and beyond. The area is also popular with cyclists for its short flat route into town.

We are big fans of New Cross with its growing number of cool pubs and eateries, including The Rose Inn (ace pizza menu plus top roasts on Sundays), Wakey Wakey and Corner cafes (the latter has ‘Lates’, too), The New Cross House, The Telegraph at the Earl of Derby, The Old Library Bar, and The Amersham Arms. Thanks to Goldsmiths University, New Cross also has a contemporary art gallery which is open to the public.

Of the weekend, Deptford, Greenwich (both have great markets) and Peckham Rye are all close. Surrey Docks Farm is a good outing too.

Pick up your fresh loaf from Blackbird Bakery by QRP station, or at Ayres on nearby Nunhead Lane. While you’re in Nunhead, BARD4100, Soper’s wet fish shop and El Vermut are also strong.

For the regular ‘big shop’, the big Sainsbury's by New Cross Gate station will serve you well, or it is a short drive to large Tesco stores on Old Kent Road or Surrey Quays, or Asda or Aldi.
