Friary Road, Peckham

Very cool two double bedroom ex-LA second (top) floor flat of 625 square feet, with double-glazing throughout, a private south-west facing balcony, and a large communal garden plus shed.

The flat is within a small low-rise brick-built block, close to both Queens Road Peckham and Peckham Rye stations (10-15 minutes by foot).

In your own front door and to your left you have your independent kitchen. A large larder is a welcome feature, and you have custom-made cupboards paired with wooden counters.

To your right of your hall and you land in your bright and roomy reception room, of over 15 feet by over 12 feet. Plenty of space to zone seating and dining areas here. Access your private sunny balcony from double-glazed French doors.

Past the kitchen, on your left is the property’s bathroom - a windowed one with contemporary fittings/neat white suite, an over-bath shower and heated towel radiator.

Next on your left is your first double bedroom - of 11 feet each way. Then on your right is your principal bedroom - of over 13 feet by over 11 feet. Both bedrooms have welcome generous built-in wardrobes.

There’s loads going on round this way! The Duke of Sussex is a great local, on Commercial Way. And a few minutes away on Latona Road a new bagel place has opened: Banook Bagels. The Blackbird Bakery by QRP Station is great for coffee, cake or a loaf. Mamma Dough on Queens Road Peckham is top for pizzas (cheap on Mondays!), and Beer Rebellion has a tap-room style and beer list. Kudu’s outlets are super spots for South African small plates and cocktails. Well & Fed and Peckham Cellars are good shouts, too. The Meeting House and Naïfs are also popular.

Peckham’s Rye Lane and Bellenden Road are also close for independent bars, restaurants and events. We like The Bussey Building & Copeland Park plus Market Building, Peckham Levels, Peckham Plex Cinema, Artusi, The Begging Bowl and Petitou and The Montpelier pub to name a few.

You are also close to all things New Cross - including the contemporary art gallery: Goldsmiths CCA. Telegraph Hill Conservation Area's Victorian parks are pretty and serve up great views and a cute Saturday Farmers’ Market. There is also a weekly Farmers’ Market by Peckham Library (held every Sunday 9am-1pm). Find a modern leisure centre here as well.

Other local town centres include Camberwell, Bermondsey, Nunhead and East Dulwich.

Green space? Burgess Park, Peckham Rye Park and Common, Southwark Park and Greenwich Park are all but a short bus ride or cycle.
