East Dulwich Road, East Dulwich

Characterful and comfortable two double bedroom purpose-built Victorian apartment of over 1000 square feet, with direct access to a private rear garden (from your kitchen/dining room) which is complete with a substantial brick-built shed/studio with power.

Find your new home in leafy Peckham/Dulwich borderland, on the ground floor of a handsome mansion block that’s mere strides from Peckham Rye Park and Common’s 113 acres. For rail travel, walk 10-15 minutes to Peckham Rye or East Dulwich stations. There are loads of useful bus routes on your doorstep as well.

From the communal hall your front door is set to your right. Stripped original floors and high ceilings grab attention from the off. To your right, at the front of the building, are two large bay-windowed rooms. The obvious setup is reception then bedroom though it’s flexible. The current reception is over 15 feet each way. There is plenty of space to zone seating and dining areas. An original (working) fireplace is a very welcome feature, with original glazed ceramic tiles.

Next door is the principal bedroom, of over 15 feet by over 14 feet. Another dishy fireplace impresses, and either side of the chimney breast are generous fitted cupboards/closets.

Open the first door on your left in the hall and you have your second bedroom, of over 13 feet by nearly 10 feet, with a feature fireplace set to one corner, and a south-facing sash window to leafy garden views.

Next along the hall is the property’s bathroom, with exposed-brick detail, column radiator, and a sash window; again to garden views. The classy and calm room has a useful built-in original cupboard, a neat white suite (with marble trim around the bath) and a separate independent shower.

At the top of the hall you have your laid-back kitchen/diner, stretching nearly 18 feet by over 11 feet. Your back door here (which is next to a south-facing sash window) opens to your mature and quiet garden. Your tour is completed by a sweet (touch of Walden about it!) shed/studio/workshop - you choose - of 7 square metres. This faces west so gets great afternoon light, and also has a skylight window.

What a spot! As well as being pretty much Rye-side, you have lots of other popular public green spaces within easy reach. Examples are Goose Green, Nunhead Cemetery, Horniman Gardens and Dulwich Park.

Your local main high street areas Lordship Lane, Bellenden Road and Nunhead Lane are fab, and offer loads of independent options alongside the usual suspects. We like SMBS, The Cheese Block and William Rose and Moxon’s. North Cross Road puts on a great market each Saturday. Rye Lane is good for fruit and veg stalls.

The foodie offering is particularly strong in your ‘hood and you can eat the globe without leaving it. Local restaurants include Franklins, Artusi, The Begging Bowl, Ganapati, Mr Bao, Hausu, Levan, Il Giardino, Peckham Bazaar and Lai Rai.

Your local pubs include The Gowlett, The Angel Oak, The White Horse, The Montpelier, The Clockhouse, The EDT, Watson’s General Telegraph and The Herne Tavern. Bars/nightlife? Head to Rye Lane/Bussey Building/Peckham Levels for the trendiest spots, exhibitions, events and pop ups. For mugged beverages, Cafe G and Nola are top nearby spots.
