Camplin Street, New Cross
£920,000
Delightful bay-fronted three double bedroom Victorian end of terrace of 1125 square feet (excluding your boarded loft spaces and large cellar) with a sunny east-facing lawned garden of circa 50 feet.
Your new home has a ‘C’ EPC rating which is really good for a property of this period, and there is excellent potential to extend – subject to relevant permissions. You have a fab side space (dropped curb entry) which provides convenient access to the house and garden and creates potential for future development (currently there is a large shed in situ; previously the sellers have parked their car in this area) and for bike etc. access and deliveries.
The location is a pretty residential street within Lewisham Borough’s Hatcham Conservation Area. You are but a nine minute walk from New Cross Gate Station (Fare Zone 2, one stop to London Bridge, on the London Overground network, and next to a handy big Sainsbury’s!), and just over the street from an excellent primary school, with its impressive architectural treatment by jestico + whiles.
A neat front garden fronts the house (with green-roofed Brighton Bike Shed, also incorporating bin storage). In your front door - noting original wooden floors (recently professionally restored) - and you have got a formal through-reception to your right, stretching 25 feet. A working fireplace features in the front room and you have custom-made shutters to the bay window. Painted timber-framed glazed French doors lead from the second reception to the wide side return area of the garden.
At the foot of the hall, take a left down to the generous cellar (a roomy 352 square feet, with light and power, currently part-used as an office). Next is a downstairs cloakroom with utility cupboard opposite, then it is straight ahead for the generous double-aspect kitchen/diner - which stretches over 22 feet, and has an eco woodburner (very lovely in the winter) which is certified for use in smoke controlled areas. There is a newly fitted condensing boiler (10yr warranty) and electric underfloor heating to boot. Your smart fitted kitchen was refurbished in 2024. Treats include granite worktops, a pair of Neff ovens, a Bora hob, a separate wine fridge and a Quooker tap.
Up the stairs and from the half-landing and you have the property’s modern and windowed bathroom to your right - with independent shower too, and the first of your double bedrooms (to garden views).
From the landing proper, turn left to another double of over 9 feet by 11 feet. Taking the front of the building, find your principal bedroom - of over 15 feet by over 11 feet, with pleasing custom-made window shutters once again.
Handy loft storage is accessed from the landing (large and boarded, with lighting).
Some area info… Hatcham CA is a cute and very-Victorian residential pocket of south London, little-known to most. From 1614, the land was owned by the Worshipful Company of Haberdashers. When the manor house here (named 'Hatcham Park’) was demolished circa 1840, terraced homes were permitted to be built. Rescued from proposed demolition in the seventies, Hatcham Conservation Area was designated by Lewisham Council in 1990.
‘Hatcham’ derives most likely from Anglo Saxon; meaning ‘a clearing in the woods’, and reputedly, Charles Dickens wrote ‘Our Mutual Friend’ in The Five Bells pub (1864-5).
Stroll – past more handsome Victorian housing stock – just nine minutes to New Cross Gate Station. There are also plenty of day and night bus routes within a short walk of the house to Elephant & Castle and beyond, or to Peckham, Deptford, Greenwich, Brockley and Lewisham.
Local eateries and drinkeries of note include The Corner cafe, The Old Library bar and The Rose Inn (good pizzas and roasts here).
Nip down to neighbouring SE15 for others - including Peckham Bazaar, Ganapati, Artusi, Hausu, Levan Peckham Levels and Mr Bao.
Deptford has an ace gastronomic offering too, with Marcella, The Watergate and The Tea House, and a choice of hip hangouts in Deptford Market Yard and surrounds. Deptford also has its own theatre: The Albany, and a modern leisure centre with lane pool.
New Cross is home to Goldsmiths University and a cool contemporary art gallery (Goldsmiths CCA), and your local parks include Telegraph Hill (Upper and Lower, with Saturday Farmers’ Market, or pop in a bus down to Brockley Market) and Fordham Parks. Eckington Gardens is a small local one with playground.
Grab your fresh loaves from Blackbird Bakery by QRP station, or at Ayres on nearby Nunhead Lane. While you’re in Nunhead, FC Soper wet fish shop is great. El Vermut and Mother Superior are top bottle-shops, too.
Kids or they are on the horizon? Your most local primary schools are Hatcham Primary (which feeds to the secondary based in New Cross’s other and local Conservation Area), Edmund Waller and Kender.
