Find the bright and classy pad within a row of identical stucco-fronted listed Georgian houses at the top of Camberwell Grove, in Camberwell Grove Conservation Area. It is a grand Regency-style terrace on one of the finest and most well-connected streets south of the river.

There are just five apartments in the building. Our favourite flat-features include high ceilings, large sash windows, and the massive reception room - perfect for entertaining. 

Take a few steps up to the main front door, and open into a welcoming communal hall with sweeping stairs and bannister.

In your own front door on the second floor, and it is a left for the property’s sash-windowed bathroom. This has modern sanitary ware and fittings, under-basin storage, an over-bath shower, and metro-tiling to the walls. A deep green designer hue to the walls also impresses. Your lower window panes are frosted. 

Next along the hall you have your two roomy double bedrooms, each with a south-east facing sash window, and stripped original boards to the floor. 

Follow the hall round (past a useful deep storage cupboard) and you arrive at the main event: the huge reception/dining room, of 16 feet by over 17 feet. There’s lots of room to zone seating and eating areas. Welcome features include a period fireplace, alcove storage, attractive wall-lighting and another handy built-in cupboard.

Your generous independent kitchen (a big bank of modern fitted units here, with a glass splash-back) - of over 13 feet by over 11 feet - rests off the reception room. Again you have a large sash window to leafy vistas and loads of sky. Attractive and practical large profile tiles grace the floor. 

With relevant permissions you could knock these two rooms together (as neighbours have done), though it works really well in current layout. 

On lovely high ground, you are sitting at the top and southerly end of Camberwell Grove. The street is well-known for its very beautiful architecture (Georgian in the main) and follows the line of a grove of plane trees which once led from a Tudor manor house south to the top of a hill, which afforded an excellent view of the City of London.

We've mentioned Lettsom Gardens - it is a top local secret space with woodland and allotments (get your key for a nominal yearly fee). Local larger parks include Ruskin Park, Warwick Gardens, Burgess Park, Peckham Rye Park and Common, Goose Green and Brockwell Park.

For little ones, there is a good nursery (Camberwell Grove Nursery) a few doors down, and popular local primary schools include Lyndhurst and Dog Kennel Hill. The Villa Nursery & Pre-Prep. School is also nearby, on Lyndhurst Grove (2-7). 

Getting around? Is so easy. London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water), are all quickly reached with multiple transport options close by. 

Local social hubs include Bellenden Road (check out Artusi, Ganapati, The Begging Bowl and The Sourcing Table), Rye Lane (for Forza Wine and Peckham Levels, The Bussey Building and many more), Camberwell Church Street (in central Camberwell we like Gladwell's, Forza Win, Veraison Wines, Little Cellars, Theo's, Momo, The Camberwell Arms, Nandine and Hermits Cave) and Lordship Lane (for The Cheese Block, SMBS Foods and Franklin's). A large Sainsbury’s store is local on Dog Kennel Hill, or nip down to the M&S Food Hall by East Dulwich Station. 

Grove Lane Deli serves delicious fresh loaves and sarnies on nearby Grove Lane, where you'll also find The Crooked Well (pub and restaurant). Grove House Tavern is a cool local pub, too.

South London Gallery is a short stroll away, and Camberwell leisure centre at the foot of Camberwell Grove (on Artichoke Place) has a good range of classes plus gym and swim facilities. Also at the foot of the hill is Butterfly Tennis Club, with Zen Yoga studio next door.
