Waldenshaw Road, Forest Hill

High ceilings and big sash windows to leafy vistas are our favourite of many appealing features of this generous and bright three bedroom conversion apartment, which is set to the first floor of a handsome Victorian semi-detached house.

The location is a popular tree-lined residential street of attractive C19th buildings. You are just a two minute walk from Forest Hill’s delightful town centre, and a four minute walk from the (Fare Zone 3) station. Local schools and nurseries are great and include Horniman and Fairlawn primaries.

A private lawned garden (the second of three sections - each of the three flats has one, is accessed via the side of the house) and Freehold-share complete the impressive package.

Take a few steps up to the main front door and you open into a generous and well-kept hall. Take the stairs up for your own front door on the first floor. On your right is a useful built-in coat closet.

The first of your bedrooms is straight ahead. This one is over 14 feet by nearly 8 feet, and is currently enjoyed as a home office/guest room.

Adjacent is your large, lovely and light living room - of over 13 feet by over 14 feet (it is hard to find these dimensions even in a house!). Three windows, a neutral hue to the walls and coving detail here.

Following the flat round, next you have your sash-windowed bathroom - with large profile wall tiles, and a neat white contemporary suite and fittings (including an over-bath shower).

Your eat-in kitchen is next up, of over 12 feet by over 10 feet. Timeless fitted Shaker-style units in two colours work really well with deep dusky pink walls.

Beyond and from a little lobby space, straight ahead is bedroom two (of over 14 feet by over 10 feet), and to your right is your third bedroom, of over 14 feet by over 8 feet. Both of these have gorgeously-green vistas over gardens.

Forest Hill has a buzzy and friendly town centre, with a good modern leisure centre (run by ‘Better’), a large Sainsbury’s store, and loads of pleasing independent offerings - including a fab free range butcher (The Butchery) and lots of cafes - including St David Coffee House. The Sylvan Post is a local quirky real ale place with good food in an old Post Office. Big Cheeks Thai is a top spot, too.

For more options, local towns include Honor Oak (with lovely high street and pizza place in a former Victorian bank, and loaves from St John among other treats in Honor Oak Provender), East Dulwich, Sydenham, Brockley and Peckham.

Horniman Gardens and Museum are worth your weekend-time, as is One Tree Hill (fabulous London skyline views up here). You are also close to Sydenham Hill Woods and to Devonshire Road Nature Reserve.

As we've mentioned, Forest Hill Station is close for London-bound trains, and Overgound services to Hoxton, Clapham Junction and Canada Water (for Canary Wharf) among other destinations. There are also plenty of useful bus routes upon the South Circular.
