Vicarage Grove, Camberwell

Box-ticker of a one bedroom raised ground floor Victorian conversion flat - with its own west-facing garden (access this via stairs from the kitchen) - in a pretty and leafy central Camberwell spot. You’re but a 10 minute walk from Denmark Hill Station, and just a few minutes from Brunswick Park. Leasehold.

Through the shared front door and hall then your own front door, opening directly into your large and lovely reception room - of over 13 feet by nearly 12 feet - with feature fireplace and a big bay window (east-facing gets you fab early sun) with bespoke shutters to the sashes. High ceilings impress from the off. There's plenty of space to zone dining and seating areas.

Moving through the flat, next you’ve got your bedroom, to your right - of 12 feet by over 9 feet. There’s a large sash window here, and custom-made alcove closets. No need to drag a wardrobe in.

Access handy under stairs storage from the hall space. Next along the hall is the windowed bathroom. It’s neat, with a white suite, and an over bath shower.

Last but not least, at the back of the flat, find the bright and independent kitchen. Modern white wall and base fitted units feature here, alongside swish marble counters (easy on the eye and great for pastry work!) and colourful wall tiles. A tasteful timber cottage-style stable door opens to a few stairs; follow the path at the bottom of these to your own private part-walled garden. It’s mature and low-maintenance, with a weatherproof secure cycle store (included in the sale). A delightful spot to host a BBQ.

Central Camberwell is just at the top of your street! Camberwell Church Street is home to some epic eateries and drinkeries - we like The Camberwell Arms, Veraison Wines, Nandine, The Hermits Cave and Theo’s particularly. You’ve also got Camberwell’s leisure centre and Victorian pool (recently improved) a few minutes away - on Artichoke Place. The Crypt is a Friday night must for live jazz underneath St Giles’ Church. And luxury groceries have made their arrival in Camberwell: check out Gladwell’s and Grove Lane Deli (post-payday advisable).

Local Camberwell parks include Brunswick (with tennis courts and cute cafe) and Ruskin Parks and Lucas Gardens. The churchyard at St Giles' Church is also a lovely spot.

Central Peckham’s a 15 minute walk away: for hip and happening Rye Lane with its rooftop bars, films-for-a-fiver cinema, Peckham Levels, The Bussey Building, and handy high street shops, markets and street food places too. Bellenden Road has excellent independent restaurants including The Begging Bowl, Artusi and Ganapati.

Brixton’s close as well - just follow Coldharbour Lane all the way up. Here we like cocktails at Three Eight Four, The Ritzy Cinema and Brixton Village (for whatever food you fancy - there’s so much choice for all tastes and budgets). Herne Hill and Dulwich are also a short bus ride or cycle for more options.
