Upper Brockley Road, Brockley

Substantial Brockley Conservation Area Victorian townhouse over four full floors and of 1888 square feet, with two entrances, and a large west-facing garden stretching almost 60 feet.

In current configuration, you’ve got four double bedrooms and a bathroom to the upper two floors, and four reception rooms, kitchen and a windowed downstairs w.c./utility to the lower two.

The house has been recently and thoroughly renovated to an impressive standard; it sports a luxury Farrow & Ball decorative scheme, and loads of welcome features too - such as high ceilings, stripped floors, period fireplaces and sash windows, as well as a new fitted kitchen and bathroom.

There’s further potential should you wish to extend and open things out at the back of the building - as is all the rage! - in doing so you’d fully exploit the house, plot and west-facing orientation. Planning Permission has already been granted for a two storey extension: https://planning.lewisham.gov.uk/online-applications/applicationDetails.do?keyVal=_LEWIS_DCAPR_103390&activeTab=summary

Find the handsome home on a quiet tree-lined residential street with unrestricted parking and smart housing stock, close to Brockley (walk five minutes), Saint Johns, New Cross and Deptford Bridge DLR stations (walk 15 for these). Parking is unrestricted on the street.

A neat front garden sets you back from the pavement. You can enter at either lower or raised ground level. For the purpose of our tour we’ll start at the bottom; the entrance is tucked neatly under the front steps, opposite which you’ll find a handy external cupboard/vault. You open directly into the first reception room of over 17 feet by over 11. A large east-facing sash window with pretty boxing sits to the front of the house.

On through and you’ll find a natural dining or breakfast room, of over 11 feet each way, with a decorative fireplace. A sash window delivers garden views.

Beyond this room you’ve got a slick modern fitted kitchen with wooden counters.

This floor has a hall space accessed from the front reception. From here you’ve got the downstairs w.c. and the stairwell to the raised ground floor.

Up here you’ve got two formal style reception rooms which have been opened-up (as downstairs). These are over 13 feet by over 11, and over 11 feet each way. Period fireplaces sit in each room, and we love the high skirtings, big windows, and ceiling rose and coving detail.

The first floor delivers two double bedrooms (of over 17 feet by over 12 feet, and over 12 feet by over 11). The front bedroom is a natural master bedroom, with two sash windows to leafy vistas.

Up to the second top floor (enjoying the rear window with pretty lights on your ascent), you’ve got two further double bedrooms and the property’s lovely bathroom - with over bath shower and smart ceramic herringbone floor tiling.

Access loft space (great for storage) from the landing.

This is a super spot to utilise the centres of Brockley, New Cross, Deptford and Greenwich. Blackheath, Peckham and Camberwell are also a short bus ride/drive/cycle. You’re also close to Goldsmiths University with Curzon public cinema. The lovely Greenwich Picturehouse is local, too.

In SE4 we like Brockley’s glorious Saturday market on Lewisham Way, Browns of Brockley for coffee, The Brockley Deli, The Orchard, Joyce, Brickfields and The Brockley Brewery. The Rovoli Ballroom is a local icon which pops up in music videos and movies a great deal.

Deptford High Street has seriously upped its game of late with Deptford Market Yard offering a wonderful European vibe for socialising of an evening, and new restaurants Marcella and The Winemakers satisfying the gastronomic desires of locals and visitors alike.

Local green spaces are very easily happened upon. We like Hilly Fields a lot and Greenwich Park of course. Telegraph Hill has its pretty Victorian parks too.
