Therapia Road, East Dulwich
Offers in excess of £975,000.
After a doer-upper in a nice spot, on a good plot, with scope to extend? Check out this handsome three bedroom bay-fronted thirties semi (with deep front and rear gardens and side access) on one of the widest, quietest, tree-lined residential streets in SE22. You’re within a five minute walk of Peckham Rye Park and Common’s 113 acres.
The property currently measures in at a very respectable 1209 square feet. There’s massively-obvious potential to extend both out and up (as many of the neighbours have done, and where the side access comes in very useful). Period features found in the house include original wooden floors, and fireplaces and stained glass detail. On-street parking is unrestricted.
Your nearest station is Honor Oak Park, followed closely by Peckham Rye Station. Both are on the Overground network.
A well-established flowering front garden is a pleasing welcome. There’s a porch door then the main front door (loving the stained glass detail) opens into the large entrance hall - complete with original fireplace.
To your right is the front reception room - of over 15 feet by 12 feet, with big bay window. Ahead from the hall take double doors (more stained glass: fab!) to the second reception room - a natural dining room - of over 14 feet by over 10 feet. Large sliding doors take most of the back wall, providing verdant views down the garden. Finally you’ve got your kitchen (begging for an update but functioning), with more garden views and a second back/side door to the paved area of the big garden.
Upstairs you’ve got three bedrooms: two large doubles and one small double. The master bedroom at the front is over 15 feet by 12 feet, with big bay window once again, and a fitted wall safe which can hide discreetly behind a picture. Next door is the small double - of over 10 feet by over 8 feet.
Across the back of the house you’ve got the third double (of over 14 feet by over 10 feet) to garden views, and a retro bathroom with pale pink sanitary ware.
This location puts you in easy reach of East Dulwich, Peckham, Honor Oak and Nunhead town centres, as well as the useful local shops and lovely cafes and pubs on nearby Forest Hill Road, plus well-regarded schools.
For stations, you’ve got two to choose from in easy-walking distance: Honor Oak Park (Zone 3) and Peckham Rye (2). Day and night bus routes are also at your feet, from Peckham Rye.
We’ve mentioned Peckham Rye Park and Common; there are loads of gorgeous green spaces to call local - Horniman Gardens, Goose Green and One Tree Hill just three examples.
In addition to the run of handy shops on Forest Hill Road (we’re a bit in love with the Post Office!), enjoy those on Lordship and Rye Lanes, as well as those of Honor Oak and Nunhead centres. North Cross Road’s Saturday market is also local. Our favourite nearby cafes are Cafe G on the corner of The Gardens, and Cafe On The Rye, which is just next to the new water activity play area.
Local cinemas are East Dulwich Picturehouse and Peckham Plex (rooftop films also available atop The Bussey Building in the warm months). For social meets, Watson’s General Telegraph and The Herne Tavern are your closest public houses - in dishy Victorian buildings and with big outside areas.
Bellenden Road also isn’t far for top restaurants including Artusi and Ganapati. Other great dining options in SE15 include Banh Banh, Mr Bao, Miss Tapas and Peckham Bazaar. Mamma Dough and Babur in the Honor Oak area are also highly recommended.
East Dulwich leisure centre is a short stroll away, or you can ‘sign up’ for British Military Fitness workouts on Peckham Rye.
Local schools are well-regarded and include Goodrich, Heber, Fairlawn, Horniman, St Francesca Cabrini and St Anthony’s (Catholic) primaries, and Harris Academy (co-ed.) and Harris Academy secondaries.
