Sunninghill Road, Lewisham

Smart three bedroom (two doubles, one single) ground floor conversion apartment of 833 square feet, with a private and low-maintenance courtyard garden and a Freehold-share. There’s a handy cellar too - accessible from the hall.

Find the property on the ground floor of a handsome double-fronted traditional Victorian house, on a quiet residential street, really close to two stations: Lewisham (eight minutes) and St Johns (six minutes), and to the centres of Lewisham and Ladywell.

The property has been renovated to a high standard under its current ownership. We love the slick modern kitchen particularly (this is open-plan to the large front independent reception) which opens onto the garden.

In the shared main door and your own front door is straight ahead. Swing a left (we like the pocket door here) and you land in a huge through-room which stretches over 34 feet! Under floor heating runs through here (you have this in the bathroom also). A formal front room with bay window rests to the front of the flat. Bespoke shutters feature to the big bay, and you’ve got a pleasing period fireplace and custom-made alcove storage too (cupboards and shelving).

There’s lots of room for dining furniture, then you’ll find your large and well-designed contemporary kitchen, which has loads of storage (ceiling-high units impress), integrated appliances (including an induction hob) and a large island. Folding doors open to the cool courtyard garden, which has built-in seating and storage. It's the perfect space for summer nights with mates.

Moving through the flat, next you’ve got your single bedroom - which is currently enjoyed as a home office. Next door is a small double bedroom (both of these rooms have pale carpet and a modern-style double-glazed square window), then next door to that, you’ve got a modern and full bathroom, with neat white suite and an independent shower, plus a heated towel rail and good storage.

Finally, find your master bedroom - of over 13 feet by over 10 feet. A bank of built-in closets and cupboards sit on your near wall, running right up to the ceiling.

A delightful flat and you’re well-connected too, with bus and train travel an absolute cinch. You’ve even got the DLR at Lewisham. Shopping and markets are easily found - in Lewisham, Ladywell and Brockley. Our favourite local spots are Brockley Market (on Saturdays, in Lewisham College’s walled car park), Middleton coffee shop and Meze Mangal on Lewisham Way, and Mamma Dough on Ladywell Road. There’s a great butcher in Ladywell too (Meat Jon) and deli (The Larder). Lovely local pubs include The Talbot and The Brookmill.

Brockley (15-20 minutes by foot) has nice independent restaurants and bars, such as The Orchard, Brickfields, Joyce and Brockley Brewery (with taproom).

The Deptford High Street area including Deptford Market Yard is very hip - with bars, night spots, cafes, restaurants and breweries. We particularly rate Tila, Marcella, The Tapas Room, Isla Ray’s, Stockton and Villages.

And central New Cross is close. Our top recommendation here is the contemporary art gallery: Goldsmiths CCA.

Green space? Stroll up to Hilly Fields (in around 15 minutes) - there's a sweet cafe here, plus sports courts and woods, or walk around half an hour for Greenwich Royal Park. Ladywell Fields is also close.
