Southwell Road, Camberwell
Classy Georgian three bed, two bath terrace of 1335 square feet, on a quiet residential street which runs parallel to cool Coldharbour Lane. A low-maintenance walled garden completes the package, and lovely Ruskin Park is your local one.
Pleasingly, Camberwell and Brixton town centres are both but a short walk. Walk five minutes to Loughborough Junction Station and 12 to Denmark Hill.
The house will suit a creative soul: it has a lot of personality we think - with delightful original features such as fireplaces (some are marble), stripped floors and sash windows, alongside a fabulous side-return-encompassing extension with quarry tiles to the floor and lots of timber-framed glazing, plus timber-framed French doors directly onto the garden.
There’s plenty of storage throughout the house (alcove cupboards plus bespoke cupboards in the dining area), and the large loft could be converted should you wish to get a fourth bedroom sorted.
On the ground floor you’ve got two reception rooms to your right - these are 13 feet by nearly 13, and over 12 feet by 11 feet. Either or both can be used as additional regular or guest bedrooms or home offices.
At the rear of the house find the large kitchen/dining room of over 20 feet by over 12. The kitchen’s a relaxed style in one bank under the glazed-roof area, with lots of open-shelving and stainless steel splash back. Open timber-framed glazed back doors from the kitchen or reception areas onto the garden which is paved and stretches over 33 feet.
Cleverly, a downstairs shower room nestles by the room’s entrance, and you access the under stairs storage just beyond this.
Upstairs from the half-landing you’ve got the property’s main, modern and windowed bathroom to your right (with contemporary sanitary ware and fittings), and the first of your three double bedrooms is ahead with garden views - it’s over 11 feet by over 9.
From the main landing you’ve got the second double to your left (over 12 feet by over 11), and the huge master bedroom (over 17 feet by over 12) to the front of the house - with three sash windows.
Coldharbour Lane has some excellent places to eat and drink. We’re particularly fond of Three Eight Four (for cocktails and small plates), Nanban (Japanese/Brixton fusion) and Mama Dough (relaxed pizzas and friendly service). The Ritzy Cinema and The Brixton Academy are up the road in central Brixton.
In Camberwell, The Sun of Camberwell and The Camberwell Arms pubs are recommended, plus Theo’s, The Crooked Well and Silk Road restaurants. Herne Hill is close too for more options.
Your most local park is Ruskin Park, a 5 minute stroll away, with Victorian bandstand and various events. Bigger Brockwell Park is also walkable (20-25 minutes) and has a Lido and gym. Camberwell leisure centre is your nearest. If yoga’s your thing, you have Zen Yoga Studio on Camberwell Grove and Fierce Grace Yoga on Coldharbour Lane in the other direction.
