The building for sale at 36 Southwell Road was previously part of the theatre impresario Fred Karno’s London HQ that he built in 1906. Karno was the pioneer of slapstick comedy (the custard-pie-in-the-face gag was his invention) and it was he who discovered local Camberwell lad Charlie Chaplin, subsequently sending him and his understudy Stan Laurel off to Hollywood as part of his troupe “Fred Karno’s Army”. This is a once in a, let’s face it, lifetime opportunity to acquire a one-off early-C20th warehouse property of incredible size, flexibility and appeal. If you’re not already sitting down, you probably should. It’s a lot to take in. The floor plan does more talking than we can - over four main levels, you have circa 6263 square feet of internal space, plus a large roof terrace and two south-east facing balconies, and off street parking to the front.

Delighting industrial features are at every turn, and include concrete floors, vehicular access, exposed brickwork and Crittal windows, while attractive timber-framed windows grace the front of the building (upper floors). All of which are protected by solar or electrically powered roll-down metal shutters. An industrial lift also serves the building, alongside an impressive stairwell. There are bath/shower rooms on each level, and the ground floor is a self-contained unit complete with kitchen, which can be rented out.

Location? No complaints here either! Sitting parallel to busier Coldharbour Lane, you are just a 4 minute walk from Loughborough Junction Station and a 12 minute one from Denmark Hill Station (Overground and regular services). You’re covered for most commutes - if you can face leaving - and Brixton tube is only an 18 minute walk (or much shorter bus ride). The popular town centres of Camberwell, Brixton and Herne Hill are a short walk from the property.

The ground floor is the largest, at 1759 square feet, and has independent access from the lobby (whereupon immediate entry you’ll find the industrial lift to your left) plus a back door opening to the staircase that leads up and throughout the rest of the building. An enormous studio space with street access greets you. It’s nearly 60 feet by nearly 20. The space is lit by high double-glazed windows to the right hand wall. Beyond this epic room is a disabled access lavatory, then kitchen, utility/work room and large reception room over 18 feet each way. Stairs lead up to a mezzanine level with double bedroom of over 14 feet by 12, and en suite bathroom.

Up to the first floor (by stairs or lift) and you arrive at another huge studio space. This time it’s over 62 feet by nearly 20. It’s double-aspect, and a rear door at the foot of the room opens to a generous roof terrace. The floor is completed with a big shower room, opposite the lift.

The second floor offers up two huge bedrooms and a large bathroom with both shower and bath options. Built in storage also features, plus a balcony from the foot of the master bedroom that’s set at the rear.

The third and A-frame floor is our favourite and well worth the wait. It’s the main living space with full exposed brick, a hand-built kitchen with concrete counters, a neat washroom, and vaulted, original panelled ceilings to sell your Grandma off for. The reception area has smart solid wood flooring. An appropriately-large ceiling fan features in the kitchen, as well as concrete floors. Views? Yes, you’ve got them too.  

All four floors of the building are fitted with air conditioning/hot air wall units. The top two floors have underfloor heating and the ground floor has radiators.

Coldharbour Lane has some excellent places to eat and drink. We’re particularly fond of Nanban (Japanese/Brixton fusion) and Mama Dough (simple pizzas). The Ritzy Cinema and The Brixton Academy are up the road in central Brixton. In Camberwell, The Sun & Doves and Camberwell Arms pubs are recommended, and Theo’s, The Crooked Well and Silk Road restaurants. Herne Hill is close too for more options. Your most local park is Ruskin Park, a 5 minute stroll away, with Victorian bandstand and various community events throughout the year. Bigger Brockwell Park is also walkable (20-25 minutes) and has a Lido and gym. Camberwell leisure centre is your nearest. If yoga’s your bag, you have Zen Yoga Studio on Camberwell Grove and Fierce Grace Yoga on Coldharbour Lane in the other direction.
