Southampton Way, Camberwell

Offers over £1,100,000.

Bountiful late-Georgian villa (one of a handsome pair) of 1817 square feet over three full floors, with a delightful part-walled garden; facing west with a twist of south. In current layout, the impressively-proportioned house has three double bedrooms, both bath and shower rooms, and three independent reception rooms, plus great extras - including a utility room and an extra loo. There's also a large loft with obvious conversion potential.

The house has been carefully and beautifully renovated, and welcome features are everywhere! Some of our favourite ones include the huge entrance hall, the herringbone parquet flooring (in the lower ground floor reception room), stripped doors and floors, and curved feature walls and doors too.

The location is Camberwell/Peckham borderland - you’re equidistant to both town centres, and just 15 minutes by foot from Peckham Rye Station (Fare Zone 2). It’s the same distance to Burgess Park.

Up the front steps and you open into the bright and high-ceilinged hall space. First on your right is the front formal reception room, of over 15 feet by over 13 feet. Wonderful box work and the original wooden window shutters are smile-bringers.

Next door is a second formal reception of over 17 feet by 12 feet, and with French doors revealing a Juliet balcony and glorious garden vistas. We could stroke the characterful curved walls and doors in this room - divine! And a wood-burning stove will keep you and yours cosy when the nights draw in.

At the rear of the floor is a windowed guest lavatory, and next to that, a back door out to a few steps down to the garden.

The lower ground floor delivers a third reception room to the rear of the building - it’s over 13 feet by over 11 feet; this room can happily serve as a fourth or occasional bedroom, with wooden doors separating you from - or linking you to - the generous kitchen/diner, of 15 feet by over 13 feet. French doors connect you with outside. Take a few steps up here to a generous paved area. Beyond that is cute box-hedging and a healthy lawn, framed by mature and well-stocked borders (we love the olive tree here particularly).

The kitchen has a modern yet sympathetic treatment, with recessed lighting, slick units and counters, an old school style radiator, open-shelf detail and traditional-style ceramic tiles.

Also on the lower ground floor you have a handy independent utility room, and a wet-room style shower room with contemporary sanitary ware and classy ceramic wall tiles.

Up to the first floor and you’ve got a double bedroom and windowed bathroom (with traditional-style sanitary ware and fittings and over bath shower) to the front of the house. The bedroom’s 12 feet by nearly 13 feet and has an original built-in alcove closet.

To the rear are two further double bedrooms - of 12 feet by 12 feet, and 12 feet by over 8 feet. All the bedrooms have gentle pastel hues to the walls and smart sisal flooring.

At the top of the road, you’ve got Peckham Road which becomes Camberwell Church Street. At your feet are the popular town centres of both Camberwell and Peckham. The South London Gallery is really close. In central Camberwell, we highly rate The Camberwell Arms, The Hermits Cave, Grove House Tavern, The Crooked Well, Silk Road and Theo’s.

In the other direction, check out Peckham Levels and the rooftop bars of Rye Lane. Plus handy high street shopping and markets. And Bellenden Road is busy with excellent places to eat - Ganapati, Artusi and The Begging Bowl being a few examples.

Brunswick Park is local. You can also stroll to Burgess Park, Lucas Gardens and Ruskin Park. Myatt’s Fields and Peckham Rye Parks are just a little further.

Local leisure options include Camberwell Leisure Centre (with Victorian lane pool) on Artichoke Place, and Zen Yoga Studio on Camberwell Grove - next to Butterfly Tennis Club. For more options, Brixton, Herne Hill, Dulwich, New Cross and Deptford are an easy bus ride or cycle.

Local schools include Lyndhurst Primary on Grove Lane, and The Villa Nursery and Pre-Prep. School on Lyndhurst Grove.
