Shardeloes Road, New Cross
'Roger's House & Garden' is an indulgent and one-of-a-kind semi-detached home with beautiful ground floor extension and incredible rear garden of over 125 feet, plus deep front and courtyard gardens too.
Internally, the house delivers 1633 square feet over three floors, with a clear focus on entertaining space. In brief you have two double bedrooms, two bathrooms (one being en suite to the master bedroom), three reception rooms (one is currently enjoyed as a library), a study, and a huge kitchen.
The property is brimming with wonderful features alongside its period ones; examples are the floating staircase, giant doors, and original shutters to receptions one and two. If it feels familiar; it may be as you’ve seen the house before - it’s often hired out for professional shoots! Freehold.
Railings, a front gate and a lush tropical front garden make for an exciting and green entrance, complete with strawberry (Arbutus unedo) tree! Take a few stairs up to raised ground floor level and open the front door to a wide hall with two huge and adjoining reception rooms off to your left. Here you’ll enjoy high ceilings, sash windows and Bisque radiators (these feature throughout). The front reception has a wood-burning stove. You’ve engineered wood to the floors. The second reception room is a lovely library - with hand-built bookshelves to both alcoves.
To the rear of this floor, find a sleek built-in study which is plenty big enough for two. Garden views make it a particularly nice workspace.
Take the stairs down to the capacious dining room with access to a courtyard garden (which is also accessed from the kitchen). This room has a polished concrete floor, underfloor heating, and floor-to-ceiling glass doors which fold open directly onto the garden. Beyond the fabulous terrace, your eye is drawn to the slate and bamboo section of the garden, centred on a striking pine tree. Beyond you have ‘The Tropics’ (our favourite bit!), and at the foot of the garden is a sturdy shed that’s staying.
Moving back through to the front of this house on this floor, you’ll find huge built-in storage cupboards to left and right, before landing in the white and bright kitchen. It’s a high-specification bespoke kitchen with corian counters, Smeg range cooker, and a large bank of units that’ll keep everything tidily away.
Next door is a double bedroom of over 11 feet by over 10, with wooden window shutters, and adjacent is a modern shower room.
Up to the first floor and you have a massive master bedroom of over 16 feet by over 12. It takes the width of the terrace and has two sash windows. Set off the bedroom (originally another bedroom), a luxury bathroom of bathrooms has a contemporary suite incorporating a designer teak bath (William Garvey), large walk-in shower, limestone basin, and Vola fittings throughout.
The property is but a five minute walk from New Cross Station (regular and Overground services). Or walk 11 minutes to Brockley Station. You’re well served for day and night bus services too. You are just around the corner from Goldsmiths University and its famous ‘Scribble’ atop the Arts Complex. Thanks to Goldsmiths, you can enjoy a Curzon cinema and contemporary art gallery within the campus. Of the weekend, take a stroll down to gorgeous Greenwich with its Royal Park, river proximity and rich architecture. Or staying closer, Hilly Fields and Telegraph Hill's Victorian parks are great. Local Farmers' Markets are Brockley Market (held in Lewisham College's walled car park) and one at the lower park in Telegraph Hill. Both are on Saturdays.
New Cross has a growing number of great places to eat and drink; The Amersham Arms, The Fat Walrus and The Rose are recommended. Deptford’s close for markets and a thriving evening scene - in Deptford Market Yard and on the high street (by Deptford Station). Here we like The Tapas Room and Marcella in particular.
Brockley’s got a growing cafe and gastronomic offering too - we like The Orchard, The Gantry and Parlez in particular, plus Browns of Brockley, and Brockley Deli.
Please note: All furniture (mostly mid-century) is available by separate negotiation.
