Penarth Street, Peckham

This architect-designed hen's tooth of a residence represents eye-popping value: it’s over 2,500 square feet!

With full residential use (once light-industrial), the property’s architect-owner has thoughtfully and cleverly combined a pair of properly large units to create a total-one-off home, with an enormous living space to the ground floor - plus bathroom and kitchen, and four double bedrooms, a shower room, and epic home-office/studio to the first floor. You also have direct access onto a shared private courtyard, and two car parking spaces in The Penarth Centre’s secure car park. The property is being sold without a chain.

You’ll enjoy full-on daylight throughout the property throughout the day, with the overwhelming majority of the oversized crittall windows facing due south. The property will be sold Share of Freehold.

To the left of the lobby area of the main building find your own oversized front doors. You open into your own lobby space then the vast reception room draws you in - jaw affected. The downstairs space measures in at 1217 square feet. It allows for all sorts of furniture setups and zoning. You could even roll your motorbike/s in. Concrete floors, white walls and general industrial styling are all welcome features here. A large metal spiral stair provides the route upstairs, while in the far corner of the room (more a hall...) you have a modern fitted kitchen with slick, pale, handle-free wall and base units, and through here, a tidy bathroom with free-standing bath and exposed copper piping.

Once up the spiral stair you land on a generous landing with a big skylight window and a run of fitted bespoke cupboards to the far wall. Turn left for the bank of three big double bedrooms, all with south-facing crittall windows. A fourth (the master) bedroom sits at the end of the corridor, and stretches over 16 feet. From the landing to your right, is a modern shower room with skylight and white sanitaryware.

Taking the rest of the 1351 square foot floor is a gigantic home office/studio, with sink/kitchenette area and an ensuite w.c. Four large skylight windows have been tastefully installed here to create a wonderfully-bright situation (there are also large windows and the door to the building’s courtyard to one wall). The studio has obvious potential to be converted into an extra bedroom or two, with ensuite, should that suit your needs better. The entire first floor enjoys 3.8m high ceilings.

The Penarth Centre is an artistic community hosting gallery and studio openings and the like. The location is light-industrial in the main, though getting more residential and gentrified, with new homes - many already under construction - popping up. The general locale is home to numerous regeneration development sites as part of the £10 billion Old Kent Road Action Plan. One example is New Bermondsey: a large development which will provide new shops, restaurants and 2,400 homes.

You’re positioned well into Zone 2 here. The closest stations currently are South Bermondsey (walk 7 minutes - and from here you are just one stop/5 minutes from London Bridge on a direct service) and Queens Road Peckham station (walk 17 minutes - QRP is on the Overground line).

Looking ahead a bit - PP granted - New Bermondsey (Surrey Canal Road) Station will be even closer - at the top of Penarth Street; the new station will be on the branch between Clapham Junction and Highbury & Islington, and just a 5 minute walk away from the property. Also a new Bakerloo line station is planned for Old Kent Road, which would be a 6 minute walk.

Southwark Park is close (walk 14 minutes) and has a lake, bandstand and art gallery within the park. King's Stairs Gardens - the other side of it - has a lovely position for Thames views (The Angel pub is worthy of note here too).

For drinks and meets, you must check out the whopping warehouse that is Fourpure Brewing Co. Basecamp on Bermondsey Trading Estate (a 15 minute walk), or head to central Peckham for cool spots such as Peckham Springs, The Bussey Building and Peckham Levels, or you've got lively Bermondsey Street in the other direction.

Old Kent Road is a short walk, with excellent day and night bus connectivity, as well as large supermarkets and stores such as Asda, Tesco, Aldi, Currys PC World, B&Q: all the big names. There’s also a big Sainsbury’s set by New Cross Gate Station.

Note: Planning permission for two roof lights and a roof lantern with roof access has recently been granted, and would provide a perfect opportunity for a good herb garden on the roof or indeed a sunbathing spot! The roof lantern is of a split-level design and would provide an extra 80 square feet of floor area above the existing bathroom and w.c. It would have excellent views and make a great study room.
