Peckham Rye, Peckham

Architect-treated four double bed, two bath modern Peckham house with independent garage (and secure gated access) plus private city-style rear garden, and plenty of storage throughout. The property’s set within a boutique development that’s right by Peckham Rye Park and Common’s 113 acres. Three-floored, flat-fronted townhouses are set fronting Peckham Rye; while this two-floored home sits fronting Scylla Road and is more traditional in styling to its frontage, with its own front path, garden and front gate.

It’s a pleasingly-unusual proposition against your regular Victorian terrace house, and measures in at 1664 square feet - inclusive of the garage. You are an inside 10 minute walk from Peckham Rye Station. Nunhead Station is a 15 minute walk.

In your front gate and take the path to your front door and generous lobby. Take a left and left again and you’re in the front and formal reception room of over 16 feet by 15, with wooden floors and south-west facing bay window. An ensuite shower room is accessed from this room (should you wish to use it as a bedroom, or as an occasional guest suite). You can also access the ensuite from the hall area. Open from the hall into the kitchen set at the rear of the house; you’ve loads of cupboard and counter space here and you’re lit from huge windows (an architect-designed extension) onto one of two dining spaces.

The second dining space is set down a few stairs and from here you’ll find a cute snug/play room (not head-height). Open to the garden from this reception space (which could equally be a lounge area - this house is lovely and flexible like that). It’s no park but you’ve got one of those over the street! It is low-maintenance, but very green - with established beds and lots of bamboo (great on the ear as well as eye), and you’ve an al fresco dining space perfect for table and chairs and mates.

The first bedroom is set over the rear reception room with a lofty feel and vaulted ceiling - you have a window on the external wall and internal windows looking down to the kitchen and dining areas. Bespoke painted wooden shutters can be closed here for total privacy.

On the first floor which sits above the main body of the house, you have three bedrooms (one large double, and two further - which hold double beds comfortably), plus a main bathroom with white suite and over bath shower. There’s loft storage accessible from the landing, and even the potential to ‘go up’.

This is a great spot for enjoying Peckham, Nunhead and East Dulwich and their town centres and hubs. For cinemas, you have Peckham Plex and Dulwich Picturehouse nearby. Local restaurants to you include Peckham Bazaar, Levan, Mr Bao, Banh Bahn, Miss Tapas, Artusi and The Begging Bowl. And Babette and El Vermut in Nunhead are lovely spots and a short walk.

Nunhead has a village-vibe, central green, community centre and well-stocked high street. We like FC Soper for fish and Ayres for bakery goods. A new Co-Op is coming soon. Lordship Lane is great for independent shopping and North Cross Road’s Saturday market is a delight.

Local pubs include The Rye, The Herne and The White Horse and The Montpelier. Rye Lane has all the trendy hot spots: Peckham Levels, The Bussey Building, rooftop bars for summer months, and lots of pop-ups, plus markets and high street shops and banks.
