Peckham Hill Street, Peckham
Who doesn’t love a garden flat? This chain-free one is an oversized (708 square feet) one double bedroom pad, with its own front door and Freehold-share.
The pleasing home takes the ground floor of a Georgian semi-detached house. Pleasingly, you have direct access to your own huge garden - via glazed folding doors - which extends 90 feet(!) and faces sunny south-west.
Walk just 12 minutes for Peckham Rye Station (or 15 to QRP Station). On-street parking is unrestricted.
You open into a wide hall area, with built-in coat cupboards to your left. Swing a right for the bedroom - of over 13 feet by 12 feet, with custom-made closets to the far wall, spanning the entire wall. Engineered wood floors flow in here from the hall, and through the reception space too.
Your living, dining and kitchen areas are open-plan. First you’ve got the natural sitting room space, of 13 feet by over 12 feet. Beyond this is an obvious dining area, which rests next to the slick fitted modern kitchen (double-glazed sash window here, plus a practical tiled floor). Two large skylight windows are a great decision on the sloped roof, which the ceiling follows.
Folding doors (four double-glazed panels offering maximum light and garden views) open to the paved area of the garden, then you’ve got your formal lawn. The current arrangement is simple and low-maintenance, though the options are there to go in many directions with your garden design, and there’s plenty of space for a garden studio/office setup. The garden is so big that there is also obvious scope to extend the flat, subject to relevant permissions.
Finally, find your bathroom off the living area; a full and modern one, with both bath and independent shower. There’s also a cupboard and plumbing for a washing machine.
We’ve mentioned stations (both are Fare Zone 2). Bus travel is easy from here too.
For green space beyond that whopper of a garden, Burgess is your local park - with lake, cafe, Surrey Canal Path, and various summer events. Other local green spaces include Warwick Gardens, Southwark Park, and Peckham Rye Park and Common’s 113 acres.
Bellenden Road is a short walk for independent restaurants, shops and cafes. Our favourites include Artusi, Ganapati, The Begging Bowl, Review bookstore, The General Store, and Petitou (the latter’s on nearby Choumert Road). We also highly rate Levan, The Coal Rooms and Il Giardino on Blenheim Grove.
Rye Lane is really close, too, for trendy destinations such as Peckham Levels, Peckham Plex Cinema, The Market Building and The Bussey Building (yoga classes, exhibitions and more) and Copeland Park, plus handy high street shops, markets and services.
For more options - Camberwell, Brixton, Nunhead, New Cross, Deptford, Dulwich and Bermondsey are all close.
