New Cross Road, New Cross

Show-stopping three bedroom maisonette of 1224 square feet, with both bath and shower rooms, and with direct access (from the super-sized entrance hall) to a big, beautiful and well-stocked private garden.

Spread over three floors, with a Freehold-share, it’s one of just two recently-renovated homes within a beautiful Grade II listed Regency-era (end of terrace) building; a delightfully-rare example of a four storey building divided in two rather than four. Lucky you!

Welcome features include floor to ceiling original sash windows, stripped floors, contemporary bathroom fittings, modern fitted kitchen units (with high-end Bosch appliances), and wonderfully-white walls. There’s also a large front garden which is shared with the lower flat.

You’re within New Cross’s Hatcham Conservation Area (which was designated in 1990). Walk just three minutes to New Cross Gate station, for Overground and mainline rail services. It's just one stop to London Bridge. Or walk 10 to Queens Road Peckham Station.

Up a few steps to your own front door and you’re met with quite a welcome: a huge entrance hall the size of a room (12 feet by over 8 feet)! Built-in shelving features here. A part-glazed timber door ahead delivers you to the gorgeous garden - which is mature and not overlooked by neighbours.

Up to the first floor and from the landing area, you’ve got your main bathroom (sash-windowed, to the front of the building, with over bath shower), and the first of the bedrooms - with sash window and a pale carpet.

Going straight ahead at the top of the stairs, you arrive in the frankly fabulous reception room - of over 18 feet by over 12 feet. What a wonderful space to chill out in luxury, or to entertain the masses! Three huge windows, high ceilings, and a fancy feature fireplace all impress. There’s loads of square feet to zone generous seating and formal dining areas, and double doors connect you to (or divide you from) the large eat-in kitchen - of 12 feet by over 11 feet.

Up to the second floor and a twin-sashed generous master bedroom (in a designer blue hue) rests to the front of the property, with a neat and windowed en suite shower room. The third bedroom is set at the back of the building. Both bedrooms have pale carpets.

For trains, you are close to two Fare Zone 2 stations (which both offer Overground as well as regular services): NXG and Queens Road Peckham are yours in three and 10 minutes. Or take a short bus ride from New Cross to Elephant & Castle tube and beyond. Gorgeous Greenwich and cool Deptford beckon in the other direction.

Your most local primary schools are Haberdashers', Kender, and Edmund Waller. And all have good nurseries, from three years.

Central New Cross has wonderful historical buildings and a brilliant contemporary art gallery (Goldsmiths Centre for Contemporary Art), plus an increasing number of pubs, cafes and eateries such as Corner, The Rosemary, The Rose Inn, The Old Library, The New Cross House, The Telegraph at the Earl of Derby and The Amersham Arms.

The hip area around QRP Station has a scene of its own now too - we like Kudu, Smokey Kudu, Beer Rebellion, Well & Fed, Blackbird Bakery and Mamma Dough.

New Cross’s Telegraph Hill (Lower Park) area is an under-15 minute walk, and has a delightful Saturday market.

Nunhead - with its high street village vibe - is close too: here we like Ayres bakery and FC Soper wet fish shop, as well as El Vermut, The Old Nun’s Head, 28 Well Hung and Kudu Grill.

Peckham Rye Park and Common is fairly local too, as is Peckham's Rye Lane - for markets and high street shops, cinema, and trendy bars and restaurants.

For the regular ‘big shop’, the big Sainsbury's that's just by New Cross Gate Station will serve you well, or it's a short drive to all the others.
