New Cross Road, New Cross

Designer-owned and utterly-glorious two bed, two bath maisonette - with its own front door, a newly extended lease, and a generous pro-landscaped garden (which is complete with a sleek garden studio/summer house with power).

If it looks familiar, it’s likely you’ve spotted it in one of many photography shoots. The property is laid over the lower and raised ground floors of a grand Victorian townhouse, within New Cross’s Hatcham Conservation Area (which was designated in 1990).

The property is pleasingly-close (all of a two minute walk) to New Cross Gate station, for Overground and mainline rail services. It's just one stop to London Bridge.

The handsome terrace has deep lawned front gardens - setting you well back from the pavement and road. You open at lower ground floor level. On entry there’s a handy vault/store to your left.

The generous bedrooms are set on this level; right of the hall space. First is the largest, of nearly 15 feet by nearly 13 feet. A big built-in bank of mirrored closets grace one wall. A sash window and old school style radiator are further welcome features.

Bedroom two is over 12 feet each way, with a sash window to garden views, and a neat modern en suite shower room to one corner. The bedroom’s alcoves host a custom-made closet, and shelving plus cupboard.

At the foot of the hallway, you’ve got a built-in double cupboard, and then the main (windowed) bathroom, with modern sanitary ware and an over bath shower. A utility cupboard is set next to the bathroom, with plumbing/set up for washing machine/dryer etc.

Access the private garden from this floor: a well-stocked one, with both tropical and native planting, and with a large deck by the very-high-end garden studio/summer house (we love the herringbone flooring in here particularly).

Up to the raised ground floor and you’ll first find the kitchen/diner set to the rear of the building, with a large sash to garden vistas. It’s 13 feet by nearly 13, with bespoke units to two walls; these are teamed with hardwood counters and handmade tiles. Appliances are integrated.

Finally, find your reception room to the front of the building. It’s over 14 feet by over 13 feet. Beautiful (painted) original box-work frames the large window, where bespoke shutters feature to the lower panes. Yours to enjoy also are wooden floors, desk and shelving to one alcove, an opened-up fireplace (exposed brick detail here), and an old school style radiator.

For trains, you are close to two Fare Zone 2 stations (which both offer Overground as well as regular services): NXG and Queens Road Peckham are yours in two and 12 minutes. Or take a short bus ride from New Cross to Elephant & Castle tube and beyond. Gorgeous Greenwich and cool Deptford beckon in the other direction.

Your most local primary schools are Haberdashers', Kender, and Edmund Waller. And all have good nurseries, from 3 years.

Central New Cross has wonderful historical buildings and a brilliant contemporary art gallery (Goldsmiths Centre for Contemporary Art), plus an increasing number of pubs and eateries such as The Rosemary, The Rose Inn, The New Cross House, The Telegraph at the Earl of Derby and The Amersham Arms.

The hip area around QRP Station has a scene of its own now too - we like Kudu, Smokey Kudu, Beer Rebellion, Well & Fed, Blackbird Bakery and Mamma Dough.

New Cross’s Telegraph Hill (Lower Park) area is an under-15 minute walk, and has a delightful Saturday market. Nunhead - with its high street village vibe - is close too: here we like Ayres bakery and FC Soper wet fish shop, as well as El Vermut, The Old Nun’s Head, 28 Well Hung and Kudu Grill.

Peckham Rye Park and Common is fairly local too, as is Peckham's Rye Lane - for markets and high street shops, cinema, and trendy bars and restaurants. For the regular ‘big shop’, the big Sainsbury's that's just by New Cross Gate Station will serve you well, or it's a short drive to all the others.
