Maxted Road, Peckham Rye

Dishy two bed ground floor Victorian conversion flat of 767 square feet with private garden, close to Bellenden Road, The Belham Primary School, and Peckham Rye Station (walk 3, 2 and 8 minutes to these). The flat has two proper double bedrooms (rejoice!), a neat bathroom, an independent kitchen, and a big and bright reception room of over 12 feet by nearly 14; it’s a brilliant addition to the original building (completed under the current ownership, with relevant permissions), with folding doors onto the private and east-facing, largely-lawned garden of over 30 feet. Leasehold.

It’s a shared front door with the one flat above, then a right turn through your own front door. The first of the bedrooms - the master - is directly ahead. It’s a big room (the original reception) stretching over 14 feet by over 12 with a handsome bay window featuring on-trend plantation shutters to the lower panes (they’re staying), ensuring privacy. Adjacent is the second double bedroom which has double-glazed French doors onto a small outdoor area. This room is also a good size, at over 11 feet by over 11 feet.

Moving through the flat there’s an under stairs cupboard to your left, then the door to the bathroom to your right. The bathroom has smart white sanitaryware, travertine style tiling, and a double-glazed window. Next up is the kitchen which has simple white gloss base and wall units, paired with solid wood counters.

The reception room lies beyond the kitchen and has a fabulous large skylight window, an additional double-glazed window onto the small courtyard area (that’s accessed from the second bedroom), and folding doors spanning most of the rear wall. This room also has bespoke, built-in storage on the left hand wall (facing the garden) and solid wood floors. The garden’s low-maintenance in design with both decked and lawned areas, and a handy shed (that’s staying). You could make more of it really easily if gardening’s your thing, and it gets strong early sun.

Your local high street area is Bellenden Road. Established favourites are Flock & Herd butchery, Review book store, Ganapati, The Begging Bowl, Made of Dough and Artusi (the lunch deal is especially special). For coffee and cake you have a few cafes to choose from very locally - such as Petitou, Anderson’s and Small White Elephant on Bellenden and Choumert Roads. On Maxted Road itself we recommend Melange (it’s a chocolate shop!) and the Ganapati takeaway.

Venturing a little further, Lordship Lane is but a ten minute walk for more options. Rye Lane is close, too, for hip destinations such as The Bussey Building and Peckham Levels, alongside handy high street shops and banks. Peckham Plex cinema is a must-go-to, too (films for under a fiver). Peckham Rye station (Zone 2) will get you to work or to friends/engagements in central London in no time and there’s exciting regeneration in this area (The Peckham Coal Line for example...), as well as more places to eat and drink. Levan, Tonkotsu, Peckham Springs and The Coal Rooms are particularly nice choices. Camberwell, Nunhead, Dulwich Village and Herne Hill are also no great distance for more options.

Local parks and green spaces include Warwick Gardens, Lettsom Gardens, Peckham Rye Park and Common and Goose Green.
