Maxted Road, Peckham Rye

Impressive two bedroom triple-aspect Victorian first floor apartment of 967 square feet, with a Freehold-share, and its own front door, within a wide end of terrace which once hosted a shop at its ground floor level (now a flat).

You’re delightfully close to Bellenden Road, Warwick Gardens and Peckham Rye Station - stroll just three, six and eight minutes to these.

Open your own front door and a large hall provides easy coat, shoe and sports stuff storage. You’ll note the property’s high ceilings straight away.

Take the stairs up and you’re greeted by a large landing space. Set to the rear of the building you’ve got the first bedroom (over 13 feet by over 8 feet, with neat white walls and stripped boards underfoot), and the double-aspect kitchen/diner of over 13 feet by over 10 feet.

Next door is the immaculate (windowed) bathroom, with white sanitary ware, free-standing bath, traditional-style fittings, glossy metro wall tiles and patterned floor tiles.

It’s up a few more stairs for the rest of the apartment: a large master bedroom of over 14 feet by over 11 feet, and a super-sized and super-sunny, double-aspect reception room, of over 20 feet by over 11 feet (you could split this into two rooms if you preferred). Both rooms have bespoke window shutters.

Lastly, attic space is generous - great for storage.

What a location! Your local high street area is Bellenden Road; where our favourite places include Flock & Herd butchery, Review book store, Ganapati, The Begging Bowl, Made of Dough, The Sourcing Table and Artusi. On Choumert Road, find pretty cafe Petitou. And on Blenheim Grove we like Levan, Miss Tapas and The Coal Rooms.

On Maxted Road itself we recommend Melange (a chocolate shop!) and the Ganapati takeaway.

Venturing a little further, Lordship Lane is but a 10 minute walk for more options, and offshoot North Cross Road puts on a lovely Saturday market.

Rye Lane is close, too, for hipper than hip destinations such as The Bussey Building and Peckham Levels, alongside handy high street shops, banks and markets.

Peckham Rye station (Zone 2) will get you to work or to friends/engagements in central London in no time, and there’s exciting regeneration in this area (The Peckham Coal Line linear park for example...).

Camberwell, Nunhead, Dulwich Village and Herne Hill are also no great distance for more options.

Local parks and green spaces include Warwick Gardens, Lettsom Gardens, Peckham Rye Park and Common and Goose Green.

Small ones? The Belham Primary and The Villa Nursery are very local and popular.
