Malpas Road, Brockley

Architecturally-treated two bedroom (one double, one single) conversion pad within a smart flat-fronted Victorian terrace, with its own front door and a well-established south-east facing garden of circa 50 feet. Chain free.

Exclusive of the garden studio, the flat measures in at 681 square feet. It's being sold without a chain, and boasts a Freehold-share.

The location is the Brockley/New Cross border, just half a mile from both Brockley and New Cross stations - both are Fare Zone 2 and on the London Overground network.

Through your own front door and there’s a useful store immediately to your right (in the space under your neighbour’s front steps). From the hall, first on your left is your double bedroom, of over 12 feet by over 10 feet. Find pale pastel walls here, plus wooden floors and a double-glazed window to leafy front garden vistas (the front garden is also demised to the flat).

The hall widens next - providing the perfect spot for an upright piano/keyboard or work/hobby area. Then you’ve got your bathroom up ahead (modern and internal, with an over bath shower and a handy utility space/plumbing too), and your cool and calm reception room - of over 11 feet by over 10 feet - to your left.

Beyond the reception, you’ll find the skylit modern fitted kitchen (glossy black fitted units a pleasing choice here) which is open-plan to the dining space, and runs over 20 feet to part-glazed painted-timber French doors - which open out onto the garden. This section of the property is an extension to the original footprint (formerly a side-return area).

Off the kitchen-diner and you’ve a little lobby space (an obvious dressing area) which combines with the single bedroom. The window here providing a pretty view out to the garden.

The garden’s mature and well-stocked. A real sanctuary! And at its foot you’ll find a deck area and a gorgeous and generous garden studio. It’s over 13 feet by over 9 feet, with timber-framed glazed folding doors across the width of the front. A glorious spot for working from home/hobbies/relaxing.

There’s a real buzz about this locale, in the press and on the ground. You have loads of independent cafes, pubs and restaurants to choose from. We’re particularly fond of The Broca cafe and Browns of Brockley (right by Brockley station), The Orchard restaurant on Harefield Road, and Meze Mangal on Lewisham Way.

Lewisham Arthouse is at the end of the road for interesting exhibitions, plus drawing, ceramic and photography classes. And contemporary gallery: Goldsmiths CCA, is local too.

New Cross and Brockley stations are your closest stations, with Overground and regular mainline services. Deptford Bridge station is also a short stroll for DLR trains (this is good news if you’re a Wharf-worker).

Of the weekend, check out Brockley Market, or saunter down to The Maritime Greenwich UNESCO World Heritage Site.

In the other direction, Peckham and Camberwell are a short bus ride for more options.

There’s a new Sainsbury’s store by Brockley station and a larger store by New Cross Gate station, plus a Tesco Express on Lewisham Way.

Green-space? Luxmore and Friendly Gardens are both pretty and local, or check out Telegraph Hill’s Victorian parks, Nunhead’s beautiful cemetery or Peckham Rye Park and Common’s 113 acres.

Kids? Local schools with nurseries include Ashmead, Myatt Garden, Haberdashers’, John Stainer and Edmund Waller primaries.
