Maldon Close, Camberwell

Three bed semi-detached Freehold house with a large driveway, a generous garden and loft extension potential, in a peaceful and leafy cul de sac spot (on lovely high ground) off Camberwell’s beautiful Champion Grove. The handsome home has been artfully-extended at ground floor level; providing a big and bright open-plan space which is great for everyday life and entertaining alike.

Walk just 6 minutes to Denmark Hill Station for regular and Overground trains, and 9 minutes to East Dulwich Station. You also have excellent bus routes on Dog Kennel Hill, offering fast and easy connectivity to central London. You’re in a good location for schools/childcare with Lyndhurst Primary and Dog Kennel Hill primaries very local to you, and The Villa Nursery close on Lyndhurst Grove.

Open your front door and you land in a hall/lobby area with a part-glazed door to your front reception area, to your left. There’s bespoke alcove book shelving to one alcove, and solid oak floors impress and continue through. The downstairs space (with under floor heating throughout) runs 30 feet long by over 15 feet, with black-frame sliding doors at the foot - onto the decked area of the garden. The fitted kitchen is of slick, modern design in flat grey and white, with island and smart stone worktops. A utility room/pantry and large skylight are welcome decisions too.

The garden’s a real sanctuary - framed by mature trees on surrounding roads, and with smart wooden fencing, raised beds, lawn, decked and paved areas.

Upstairs you have two double bedrooms and a single, plus the property’s bathroom - which has a white suite, over bath shower, and lovely blue tiling to the walls. All the bedrooms have pale carpets and double-glazed windows (the house is double-glazed throughout). Access the loft from the landing: an obvious extension project once-in. Many of the neighbours have ‘gone up’ in the close.

You’re tucked away from the hustle and bustle here, yet within easy reach of the best bits of SE London. Camberwell, East Dulwich, Peckham, Herne Hill, Brixton and Dulwich Village are all close. Your local parks are Ruskin Park, Goose Green, Peckham Rye Park and Common, Green Dale and Lettsom Gardens. Dulwich Hamlet Football Club is also local, next to the big Sainsbury’s.

Lordship Lane is a short stroll for Picturehouse cinema, independent shopping, and bars and restaurants. We particularly rate William Rose, Chener Books, SMBS Foods, Terroirs, Franklin’s (and farm shop), The Cheese Block and Moxon’s.

In Camberwell, The Camberwell Arms has amazing food and a strong wine list. Nandine is new and popular, and Theo’s and Silk Road are established favourites. The Phoenix is a pleasing pub in the Denmark Hill Station building and The George Canning is a good local too.

Peckham’s Bellenden Road is a 15 minute stroll where the best eateries include Ganapati, The Begging Bowl and Artusi. Rye Lane’s just a touch further for Peckham Levels and The Bussey Building, plus handy high street shops.

Local leisure centres are found on East Dulwich Road and in central Camberwell, and you have Zen Yoga studio at the bottom of Camberwell Grove, with a community tennis club (Butterfly) next door.
