Lyndhurst Grove, Peckham Rye
Every now and again – and certainly not often enough – a genuinely interesting and exciting opportunity comes along in the world of south London property. This is one. A once-grand Victorian town house of 1469 square feet with massive potential for improvement, in a leafy conservation area location that’s close to green space (Warwick Gardens is behind the house), an excellently-served Zone 2 station (Peckham Rye is a mere 7 minute walk) and a lovely high street area too (Bellenden Road).
The house has four original floors and an impressive south-facing garden. Many on the street have enhanced their houses with rear extensions – with relevant permissions sought and obtained, you may wish to do the same. In current configuration, loosely, the house has a bedroom and bathroom to the lower ground floor, two formal receptions to the upper ground floor, a large dining room that’s open plan to the kitchen on the first floor, and two bedrooms on the second floor (currently opened up as a one bed suite). Unrestricted parking on-street. Chain free.
The house’s front door is set at upper ground floor level. From the hall it’s a left into the double-reception that stretches over 20ft. On the way downstairs is a w.c. and it’s also from a lobby here that you find the back door to the large garden. It’s paved and lawned with well-established borders. The views are incredibly green owing to the delightful fact that the garden backs onto Warwick Gardens. On the lower ground floor you have a handy vault, a large room of 15ft by 11ft, and a big bathroom set adjacent, with garden views.
The first floor, unusually, is home to the kitchen and large dining/sitting room. Two large sash windows are set to the front while a third (casement window) at the rear provides garden, park and beyond views. The dated but functional fitted kitchen is solid wood and has been painted white. Black gloss bevelled tiles in ‘brick-style’ feature also. The second floor was most recently used as a huge master bedroom but could easily be divided into two, as the assumed-original layout. Large built-in wardrobes are a welcome feature you may like to keep.
Commuting is a cinch with Peckham Rye Station so close and with frequent services to London Bridge, Blackfriars and Victoria (13 mins), as well as Overground trains – change at Canada Water for Canary Wharf. The property is set within the Holly Grove conservation area and immediately locally you’ll find The Villa Nursery and Pre-Preparatory School (2-7) on Azenby Road. You can also get to Warwick Gardens via the park’s top gate on Azenby Road. Bellenden and Choumert Roads plus Blenheim Grove have such a strong selection of restaurants and independent shops. We love Review bookstore, The Begging Bowl, Artusi (the lunch deal here is too good to resist), Miss Tapas, The General Store, Cafe Viva, Petitou and Anderson’s Deli in particular. For banks, high street shops and markets, Rye Lane is just a little further and is home to The Bussey Building and Copeland Park (more great places to eat plus a summer-open rooftop bar and cinema), Peckham Plex Cinema, Bold Tendencies and Frank’s Bar. Local public houses include The Montpelier, the Prince Albert and The Victoria Inn. Camberwell's not far either. We love Theo's for pizza here, and The Camberwell Arms for the finest pub grub around.
Local schools include Lyndhurst Primary, The Belham (run by Dulwich Hamlet Educational Trust) and Bellenden Primary. Parks? Peckham Rye Park and Common, Burgess and Ruskin Parks and Lettsom Gardens are all close at hand. Dulwich and Greenwich Parks are a short drive away too.
