Lugard Road, Peckham

Three bedroom brick-built bay-fronted Victorian house of 1102 square feet, with a decked south-east facing garden. The house has been a successful four bed rental until very recently, and offers its new owner both a chain-free purchase situation and a great base from which to adapt the house to suit. The property is neutrally decorated (neat white walls etc.) and is double-glazed throughout. Recessed lighting features downstairs and in the bathroom upstairs.

The location is the southerly-side of Queens Road - just a 5 minute walk from Queens Road Peckham Station, for regular and Overground services. Nunhead and Peckham Rye stations are also within a 15 minute walk.

Nunhead Green and Conservation Area - with popular villagey high street area - is a 10 minute stroll, and local schools include John Donne, Edmund Waller and Ivydale primaries. Parking is unrestricted, on-street. Freehold.

In the front door and your main reception room is set to your left. It’s a good size at over 13 feet by over 11, and the big bay window provides good afternoon sun (being north-west facing). Adjacent is a second reception with window onto the side return area.

At the foot of the hall, beyond the handy under stairs cupboard, you have the roomy double-aspect kitchen/dining room which extends over 23 feet. A back door from the kitchen area of this room delivers you to the paved area of the sunny rear garden.

Up the stairs from the half-landing area you have a double bedroom with vertical radiator and window onto garden views (it’s over 11 feet by over 8), and a modern and windowed bathroom with over bath shower and heated towel radiator.

From the landing proper you have a large double bedroom, with two windows to street views, at the front of the house (the room’s over 15 feet by over 11), and a third double of 10 feet both ways.

The QRP area - which is but a few minutes from the house, is attracting more attention than ever before, with a growing number of eateries, drinkeries and shopping opportunities such as Kudu restaurant, Smokey Kudu cocktail bar, Beer Rebellion, Vintique, Blackbird Bakery and Mamma Dough pizzeria.

Walk 10-15 minutes west for Rye Lane, Blenheim Grove and Bellenden Road - and more options - including Peckham Levels and The Bussey Building.

Heading east, you’ll hit New Cross for nice pubs plus Curzon cinema and contemporary art gallery - both on the Goldsmiths campus.

Nunhead has your closest high street area. Here we love Ayres bakery and Soper’s wet fish shop. Also El Vermut and Babette for food and wine. And Goodcup is popular for posh coffee.

Green space? Telegraph Hill’s parks are close (do check out the Farmers’ Market on Saturdays at the lower park), plus Peckham Rye Park & Common’s 113 acres. Nunhead Green is smaller but most local and has a cute playground. Nunhead Cemetery (one of ‘The Magnificent Seven’) is beautiful.
