Lugard Road, Peckham
Handsome and extended Victorian Peckham terrace delivering 1482 square metres over three floors, both bath and shower rooms, and five bedrooms (four doubles, one single), plus a generous garden of almost 40 feet.
Lugard Road sits on the southerly-side of Queens Road - placing you just a 5 minute walk from Queens Road Peckham Station, for regular and Overground services; Nunhead and Peckham Rye stations are also within a 15 minute walk. Nunhead Green and villagey high street area is a 10 minute stroll for independent shopping. Local primaries include John Donne, Edmund Waller and Ivydale. Parking is unrestricted, on-street. Freehold.
Up the tiled path and in the front door and the through-reception with bay window is on your left. Built-in alcove storage is a practical and welcome feature in the front reception, as is the (working) fireplace with its pretty surround. The second reception area has timber framed French doors onto the side return area of the garden - which is fairly wide and beautifully-busy with ferns.
At the end of the hallway you’ll find the large and double-aspect kitchen/diner of over 23 feet by over 10. Patterned floor tiles throughout the room set against crisp white walls give a Med-feel. The fitted modern kitchen is a white and simple number, with wooden worktops and open shelving as well. The square bay with full-height glazing is another head-nodding decision, looking onto the side return area. A skylight above the eating area keeps matters and mealtimes extra bright, and French doors open at the foot of the room onto the garden, which has lively and well-established borders, plus lawned, paved and shingled areas. You back onto railway land here, so there’s a real sense of privacy and greenery for such a well-connected location.
Up to the half landing and you have a smart bathroom with white suite set to the rear of the house (contemporary white suite, recessed lighting, over bath shower, brick-style tiling), with a single bedroom next door which is currently enjoyed as a study. From the main landing the traditional master bedroom with two windows takes the width of the terrace (it’s over 15 feet by over 11), and a large double bedroom is adjacent (11 feet by 10 feet).
Taking the stairs again you first arrive at another double bedroom to garden views, then it’s up again for the fifth and final bedroom - of 18 feet by over 9, with accessible eaves storage, skylight and regular window. All of the bedrooms are pale-carpeted with neutral colours to the walls. Next door on this floor is a neat shower room with big skylight, brick-style tiling, modern white w.c. and basin, and a heated towel rail.
The QRP area, a few minutes from the house, is attracting more attention than ever before, with a growing number of eateries, drinkeries and shopping opportunities including Kudu restaurant (plus their new to 2020 tapas place and cocktail bar), Peckham Cellars, Beer Rebellion, Vintique (vintage furniture), Blackbird Bakery and Mamma Dough pizzeria.
Walk 10-15 minutes west for Rye Lane and Bellenden Road and more options. Nunhead has your closest high street area. Here we love Ayres bakery and Soper’s wet fish shop, and the pretty Victorian library on Gordon Road. Also El Vermut and Babette for food and wine.
Heading east, you’ll hit New Cross for nice pubs plus Curzon cinema and contemporary art gallery - both on the Goldsmiths campus.
Green space? Telegraph Hill’s parks are close (check out the Farmers’ Market on Saturdays at the lower park), plus Peckham Rye Park & Common’s 113 acres. Nunhead Green is much smaller but most local.
