Lugard Road, Peckham
Viewings from Monday 7th November 2022.
Stylish and extended three bed bay-fronted Victorian Peckham terrace of 1244 square feet, with a south-facing garden, on the southerly-side of Queens Road. You're just a five minute walk from Queens Road Peckham Station - for regular and Overground services (Nunhead and Peckham Rye stations are also within a 15 minute walk).
Nunhead Green and villagey high street area is a 10 minute stroll - for independent shopping and an active community centre by AOC architects. Local schools include John Donne, Edmund Waller, Hollydale and Ivydale primaries. Parking is unrestricted, on-street.
A little walled front yard sets the house back from the pavement. In the front door and you’ll note high ceilings. Past the stairs is a neat guest w.c. It's a right from the hall for your traditional double-reception, with stripped original floor boards underfoot. The front reception is over 13 feet by over 11 feet, the second is 11 feet by 10 feet. Welcome features include a pair of period fireplaces (the front reception one is working - with a smart granite hearth), alcove book/entertainment shelving, and sash windows to the big bay.
Take a step down from the second reception to the huge (and hugely-bright) reception/kitchen/dining room - which extends nearly 22 feet by nearly 15 feet. The modern fitted kitchen is a timeless white affair, with integrated appliances, slim stone counters, and a bar/breakfast bar area. Three large double-glazed skylight windows rest over the former side-return space. Large folding glazed doors deliver you to the sunny south-facing garden. Here, find a healthy lawn, paving by the house, well-stocked beds, and a handy shed.
Up the stairs for your three bedrooms and bathroom. A twin-sashed large master bedroom fronts the house, of over 15 feet by over 11 feet. Pale carpet to the floor here, and a custom-made wardrobe to one alcove.
Adjacent is a second double - this one is 10 feet by nearly 11 feet, with a south-facing sash, and another lovely alcove wardrobe plus alcove shelving.
At the rear of the first floor, you’ve got a delightful wooden-floored skylight-windowed bathroom (contemporary white suite and fittings here, and an over bath shower), with the third bedroom beyond; this one is 12 feet by nearly 8 feet, with a roofline ceiling and large modern double-glazed windows (which follow the roofline too) to verdant vistas.
The QRP area - a few minutes from the house - is a Peckham zone in its own right these days, with a growing number of eateries, drinkeries and shopping opportunities such as cool Kudu restaurant and cocktail bar, Beer Rebellion, Vintique (vintage furniture in one of the railway arches), Well & Fed, Blackbird Bakery and Mamma Dough pizzeria. Walk 10-15 minutes west for Rye Lane and Bellenden Road and further fantastic options. Also we must mention Peckham Bazaar on Consort Road. Just delicious Balkan delights!
Heading east, you’ll hit New Cross for nice pubs and contemporary art gallery (Goldsmiths CCA). Nunhead has your closest high street area. Here we love Ayres bakery and FC Soper wet fish shop, 28 Well Hung, Goodcup and Kudu Grill.
Green space? Telegraph Hill’s parks are close (check out the Farmers’ Market on Saturdays at the lower park, also local is Brockley Market). You're also close to Nunhead Nature Reserve & Cemetery (one of 'The Magnificent Seven'), and Peckham Rye Park & Common’s 113 acres. Nunhead Green is smaller but most local and has a cute and recently installed playground. And it’s not far for larger open spaces like Blackheath, and Greenwich, Burgess and Ruskin parks.
