Linwood Close, Camberwell
Bright and generous one bed top floor flat (of 617 square feet) with a designated parking space, set within a low-rise purpose-built development in smart, leafy communal grounds. Double-glazed throughout. Share of Freehold.
Peckham Rye and Denmark Hill stations (both Fare Zone 2) are your closest - walk 10 and 12 minutes - with regular and London Overground services.
What a spot! You’re near to both Camberwell Grove and Holly Grove conservation areas - in prime Camberwell/Peckham Rye borderland - giving you easy access to both town centres and their respective green spaces. East Dulwich is a short stroll too.
You have secure/buzzer entry from the main door into the communal hall, then take the two flights of stairs to your own front door on the second (top) floor.
You open into a big lobby (this is the kind of thing we commend in the newer builds!) with built-in storage. Then you’ve got the property’s hallway.
On your right is a slick windowed bathroom with contemporary sanitary ware and fittings, and an over bath shower. Cool metro-style tiling features, as does a very handy shelf (that’s also tiled) and under-basin storage as well.
On your left is the double bedroom of over 15 feet by over 8 feet, with a west-facing window. Smart solid wood floors impress, and these roll through into the reception area too.
The reception room is a right treat! It’s over 20 feet by over 19 feet, and is double-aspect (one of those windows being a big west-facing square bay one). The modern white gloss fitted kitchen is set in the far corner - with your window set between the two runs of units and counters; it’s wonderfully open-plan to the natural dining and seating areas. Entertaining is a must.
What a well-connected location for both work and play. London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water), among other destinations, are all quickly reached.
Bellenden Road is yours by foot in under 10 - with delicious eateries such as Artusi, The Begging Bowl and Ganapati, and popular independent shops such as Flock & Herd, The General Store and Review. Petitou on Choumert Road is a lovely spot for a coffee.
Rye Lane offers more high street and market shopping options, plus the trendiest of hangouts such as Peckham Levels and The Bussey Building. Go vertical in the warm months for rooftop bars here.
There’s more to come for the area too: Peckham Rye Station is being improved and reworked, with the area around it, and watch this space for The Peckham Coal Line.
Central Camberwell is a 12 minute walk - down beautiful Camberwell Grove - flanked with mature London plane trees and dreamy Georgian houses. Here we like The Camberwell Arms, The Pigeon Hole cafe, Silk Road, Theo’s, The Hill Bakery and The Crooked Well especially.
Camberwell leisure centre is also local with a smart Victorian pool, gym facilities and group classes. Or saunter down to Butterfly Tennis Club or Zen Yoga (both even closer, at the foot of Camberwell Grove).
Lettsom Gardens is popular with locals, as is Warwick Gardens. Ruskin, Brunswick, Peckham Rye and Burgess Parks are all fairly close too, plus Lucas Gardens and St. Giles Churchyard.
A large Sainsbury’s store is close by on Dog Kennel Hill, by Dulwich Hamlet Football Club. And there’s a handy new M&S Food Hall by East Dulwich Station.
