Linwood Close, Camberwell
Roomy, bright and well-positioned first floor flat of 581 square feet, with a designated parking space, set within a low-rise purpose-built development in smart and leafy communal grounds. The property’s in great and stylish decorative order, with double-glazed windows throughout. Share of Freehold.
Peckham Rye and Denmark Hill stations (both Fare Zone 2) are your closest - walk 10 and 12 minutes - with regular and London Overground services. For those who cycle; a large bike hangar has recently been installed outside your building. Handy!
It’s a lovely spot, this; near Camberwell Grove and Holly Grove conservation areas - in Camberwell/Peckham Rye borderland - giving you easy access to both town centres and their respective green spaces. East Dulwich is a short walk too.
You’ve secure/buzzer entry from the main door into the communal hall, then nip up the stairs to the first floor and your own front door. You open into a neat lobby before the main hall with all rooms leading off from here. First on your left is the windowed modern bathroom, with contemporary sanitary ware, over bath shower, and brick-style tiling, plus a solid oak shelf/windowsill. Beyond the bathroom a big built-in cupboard features to your left (and there’s another one accessed from the reception room - storage is covered).
To your right of the hall is the large double bedroom which runs over 16 feet by over 8, with a west-facing window.
At the foot of the hall you open into the huge and double-aspect main room with a west-facing square bay window and south-facing window as well - it’s a whopping 20 feet by 16, incorporating a modern fitted kitchen (of over 7 feet each way) to under a quarter of the room.
The fitted kitchen is a slick and timeless pale grey number, teamed with stainless steel handles and solid wood counters. Dining, seating and even WFH/hobby zones are easily achieved within the generous space.
Such a well-connected location for work and play. London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water), among other destinations, are quickly reached.
Popular Bellenden Road is a 9 minute stroll - with eateries such as Artusi, The Begging Bowl and Ganapati, and independent shops such as The General Store and Review. Cafe culture is alive and kicking; check out Anderson’s (the garden’s a treat here) on Bellenden Road, and Petitou on Choumert Road. Rye Lane offers more high street and market shopping options, plus trendy hangouts such as Peckham Levels and The Bussey Building. Go vertical in the warm months for rooftop bars here.
There’s more to come for the area too: Peckham Rye Station is being improved and reworked, with the area around it, and watch this space for The Peckham Coal Line - initial works commencing early 2021.
Central Camberwell is an 11 minute walk - down dreamy Camberwell Grove - flanked with dreamy Georgian houses. Here we like The Camberwell Arms, Nandine, The Pigeon Hole cafe, Lumberjack, Silk Road, Theo’s, The Hill Bakery and The Crooked Well especially. Camberwell leisure centre is also local with a smart Victorian pool, gym facilities and group classes. Or saunter down to Butterfly Tennis Club or Zen Yoga (both even closer, at the foot of Camberwell Grove).
Lettsom Gardens is popular with local residents, as is Warwick Gardens. Ruskin, Brunswick, Peckham Rye Park and Common and Burgess Parks are all fairly close too. Lucas Gardens and St. Giles Churchyard are pleasing spots too.
A large Sainsbury’s store is close by on Dog Kennel Hill, by Dulwich Hamlet Football Club. And there’s a new M&S Food Hall by East Dulwich Station.
