Linnell Road, Camberwell

Charming double-bay-fronted Victorian terrace in great order, with three bedrooms, two bathrooms, and a beautiful architect-designed kitchen/dining room (extended over the former side-return space; you could further extend into the large loft - as many neighbours have). A decked and paved south-facing ‘city’ garden completes the package.

Find the pleasing pad on a quiet Camberwell side street in the popular ‘Lyndhurst toast-rack’ area, between Shenley and Vestry Roads. You’re just a 10 minute walk from Denmark Hill Station, and 12 minutes from Peckham Rye Station (both are Fare Zone 2). You'll enjoy the popular town centres of Camberwell and Peckham as you’re set between the two, and excellent local schools include Lyndhurst Primary and The Villa.

From the hall, it’s a left into the double-reception which extends over 25 feet. Stripped and painted boards are underfoot, and plantation shutters grace the front bay. The second reception space features custom-made shelving and a day bed.

At the foot of the hall you’ve got the door to the handy cellar to your right. And it’s straight ahead for the gorgeous kitchen/dining room of over 15 feet by over 13 feet, with a polished concrete floor, timeless Shaker-style units, smart counters, and a built-in upholstered bench on the near wall. Folding doors open to the garden which has built-in seating with storage, and which gets sun all day.

Up to the first floor and from the half-landing you have a large sash-windowed bathroom, with both roll-top bath and a big independent shower. The w.c. rests next door.

From the main landing you’ve got a double bedroom to your left - of over 11 feet by over 10 feet, and the master to the front - of over 15 feet by over 13 feet. This biggest bedroom has a built-in window seat and built-in closets too, either side of a handsome feature fireplace.

Finally, at the top of the house you’ve got another double bedroom with a modern windowed bathroom next door.

Local provision for little ones includes Lyndhurst, The Belham, and Dog Kennel Hill (primaries), and The Villa Nursery and Pre-Prep. School on Lyndhurst Grove (2-7).

Local green spaces? Include Warwick, Lucas and Lettsom Gardens, plus Peckham Rye Park and Common, and Brunswick and Ruskin Parks.

Useful bus routes from Peckham Road include the 436 (Paddington and Victoria), the 12 (Oxford Circus) and the 171 (Holborn).

Local eating and drinking establishments of note include Nandine, Theo's, The Camberwell Arms, Silk Road, The Hermits Cave, Grove House Tavern and The Crooked Well (SE5), and Ganapati, Levan, The Coal Rooms, Tonkotsu, Artusi, Forza Wine, The Montpelier and The Begging Bowl (SE15). In the warm months, Rye Lane’s rooftop bars are the hippest destination for cocktails and people-watching. Rye Lane is also where you’ll find Peckham Plex Cinema and Peckham Levels. For coffee and cake, we like SE15’s Petitou, and SE5’s Crane’s (by South London Gallery) and Lumberjack cafes.

Peckham and Camberwell both have good leisure centres with pools, and The Butterfly Tennis Club and Zen Yoga Studio are also local, at the bottom of dreamy Camberwell Grove.
