Landells Road, East Dulwich
Beautifully-delivered four bed Dulwich terrace of 1315 square feet. The ground floor extension was completed in May 2018, and provides you with a wonderful kitchen/reception of over 15 feet by over 13 that’s equally suited to everyday family life and entertaining your treasured people.
The handsome home, over its three floors, has four double bedrooms, both bath and shower rooms, a downstairs w.c. and a neat west-facing garden. Welcome features are at every glance - a few of our favourites include the quartz work surfaces in the kitchen, the wood-burning stove in the front room, the cast iron rads throughout the ground and first floors, and the engineered wood floors to the ground floor. A new boiler was fitted in 2018, too.
Getting to town/around? Walk to East Dulwich Station in 12 minutes, or Peckham Rye Station in 20 (both zone 2). Lordship Lane is a 5 minute walk. Parking is unrestricted, on-street. Freehold.
A smart, low-maintenance and walled front garden sets the house back from the street. Once in, the through-reception sits off to your left. It’s in a tasteful blue hue with plantation shutters to the lower panes of the front bay window, that wood-burning stove we mentioned earlier (with slate hearth), and built-in alcove storage. Take a step from the corner of the second reception space and you arrive in the big and bold kitchen/reception to the rear of the house (you can also get here via the hall - noting the tidy w.c. in under stairs position).
The kitchen is of the ‘dream’ variety, with central island, underfloor heating (pipes), skylight windows galore, good quality appliances (included in the sale price - whoop!), and folding doors onto the low-maintenance rear garden that has built-in seating with storage, to fully maximise the space.
Upstairs and the high quality choices and finishes continue! From the half-landing you first arrive at the bathroom with both bath and independent shower (with brick-style tiling). The sanitaryware is traditionally-styled and includes a free-standing bath. The window is a double glazed sash (as throughout the ground and first floors). Up to the landing proper and you have a double bedroom to your right - of over 10 feet by over 9, and with built-in shelves to one alcove, while the master takes the width of the terrace at the front. This one’s over 15 feet by 11 and has two sash windows plus two built-in wardrobes.
Up again and you reach another carpeted double, and a second master bedroom with Juliet balcony and large skylight, plus accessible eaves storage. The floor (and tour!) is completed by a modern shower room with a simple suite, plus a large timber-framed skylight window.
The Great Exhibition is your most local gastropub, on Crystal Palace Road. Lordship Lane is a short and pleasant stroll for a handy Sainsbury’s Local and all manner of cafes, pubs, restaurants and independent shopping as well (we love William Rose butchery, Mons cheesemonger and Moxon’s fishmongers to name a few). You also have Dulwich Picturehouse.
For more options, head for Rye Lane/central Peckham and Bellenden Road, or leafy Dulwich Village in the other direction. For green space, walk just 10 minutes to either Dulwich Park or Peckham Rye Park and Common’s 113 acres. You’re also close to Dulwich and Sydenham Golf Course (the golf club that’s closest to central London) where you can play during the week as a non-member. And East Dulwich’s leisure centre is a 10 minute walk.
Kids or thinking of? You are close to both Heber and Goodrich primaries (walk 4 and 6 minutes respectively). The Dulwich privates are also easily reached.
