Ladywell Road, Ladywell
Architect-treated three bed (two doubles, one single) ground floor garden flat of 856 square feet (excluding the cellar) within a dishy Victorian semi - with side access - near Ladywell’s village-style high street area and station, and excellent public green spaces.
Walk five minutes to Ladywell Station, 10 to Crofton Park Station, and 15 to Brockley Station. You’re also just a mile from Lewisham DLR.
Recently renovated; the property boasts an incredible rear extension onto the private garden (the garden’s complete with a summer house); it extends over 22 feet! Besides that, you’ve got two double bedrooms and a single, a modern bathroom, and a handy cellar that’s demised to the flat. Share of Freehold.
It’s a shared main door then your own front door is up ahead. Walk straight ahead to the end of the hall for the fantastic reception room/kitchen/dining room. Welcome features include an entire exposed brick wall, masses of glazing (rooflights, picture window to a courtyard space, plus sliding doors to the rear wall), underfloor heating, and a bespoke kitchen including island and Butler sink. It’s an epic space to entertain or just bask in, and over 16 feet by over 22.
The private garden is landscaped to be fairly low-maintenance and is framed by mature trees, with raised beds, and an attractive summer house.
Heading back through the flat, first find a neat double bedroom with two double-glazed windows. It’s over 9 feet by over 8. Next door is the single bedroom/study, with a window to the courtyard space, and which houses the boiler neatly to one corner. The windowed bathroom next along the corridor has a white suite and large profile wall tiling, plus an over bath shower.
The largest bedroom awaits and it’s a bit of a joy - it would have once been the formal reception for the house as a whole. It’s over 15 feet by over 12, with stripped wooden floors, a big bay window, central feature fireplace, and smile-bringing built-in wardrobes to the near wall.
Hilly Fields is really close - just a three minute walk. You’ve cityscape views, tennis courts, park runs, a little cafe, even a stone circle! Just lovely. Ladywell Fields, Horniman Gardens, One Tree Hill, Telegraph Hill’s parks and even Greenwich Park are all close enough.
Ladywell Road is your closest high street area with successful little independent businesses such as The Larder Deli (the fresh bread here from multiple amazing bakeries is a good tip) and Meat Jon. Mamma Dough is great for pizzas, and The Ladywell Tavern is a strong local. Central Lewisham is handy for market, high street and charity shopping, and (we think) the best chippy in London!
Crofton Park and Brockley’s high street areas (walk down Adelaide Avenue) both have great spots: we like Brickfields (cocktails), The London Beer Dispensary, Brockley Brewery, The Rivoli Ballroom (event nights, live music etc. in an amazing setting), The Brockley Jack Studio Theatre and Chandos, as well as newcomers Jerome’s and Joyce (for wine). And Babur (fine Indian dining) is also a lovely independent offering. As is The Orchard. Parlez is a cool neighbourhood hangout by Brockley Station.
