Knatchbull Road, Camberwell

Best and final offers invited by 2pm, Thursday 20th July.

Supersized park-side three bedroom pad of 1789 square feet, with generous and well-established gardens (front and back) and street access. Permit-parking.

Far larger than your average three bed Victorian terrace, this charming property is delivered over full first and second floors of an impressive detached and double-fronted house. There is just one flat below yours.

You're directly opposite the lovely Myatt’s Fields Park, with front-row views of its tree-lined avenues and Victorian bandstand. It's a leafy residential spot within Lambeth’s Minet Conservation Area, tucked away from the hustle and bustle.

You have three Fare Zone 2 stations at your feet inside 15 minutes: Denmark Hill, Loughborough Junction, and Oval - for the tube. You can also grab many a central-bound bus from nearby Camberwell New Road, with its delighting Georgian architecture to admire on the journey.

There’s a shared main front door. Past your own door, follow the stairs up to half and main landings. Two show-stopping reception rooms rest to the front of the house, both with glorious views of the park. If you preferred, one could be an additional bedroom. Stripped wooden floors, high ceilings and sash windows all impress.

Your first (twin-sashed) bedroom sits at the back of the building, looking out over neighbouring gardens and correspondingly quiet. It’s handsomely proportioned, at over 15 feet by over 14 feet, with built-in alcove closets, and a windowed en suite shower room, with Bert & May cement floor-tiles and reclaimed vintage fittings.

Finally you’ve got your eat-in kitchen, of 15 feet by 11 feet, with timeless Shaker-style units. Open your back door here to a spiral staircase down to your walled private garden. This mature garden (complete with shed) is a wonderful spot to chill out or entertain the masses. A side gate opens (onto Welby Street) - great for gardening and bringing bikes through.

Back inside and on your way up to the second floor, you’ve got a windowed w.c. We're big fans of the reclaimed door here.

The second floor delivers a bathroom (with both a roll-top bath and independent shower) and two bedrooms - the larger of the two, set to the front, has built-in wardrobes, and under-eaves storage.

You’re close to Camberwell’s arty town centre with its cool laid-back scene and eateries and drinkeries galore. We like Grove House Tavern, The Hermits Cave, Silk Road, The Camberwell Arms and Theo’s, in particular. For luxury groceries, head to Gladwell’s, Grove Lane Deli and Veraison Wines. Camberwell Lanes is a project to watch for the future.

Coldharbour Lane (the big road up to Brixton) is also close for more options: we rate Three Eight Four for happy hour (or any hour) cocktails and small plates, Nanban for Japanese/Brixton fusion food, and Mamma Dough for sourdough pizzas and craft beers. And the foodie options at Brixton Village (street food heaven and more) are fab as well.

You’re well-positioned to enjoy glorious Myatt’s Fields Park with its bandstands, café, tennis courts and impressive floral displays. At its far end is the charming Minet Library, along with local arts hub Longfield Hall. There’s a well-stocked weekly farmer’s market at Oval, and another on Camberwell Green (where you’ll also find Camberwell Library) as well. Ruskin Park is close too. Camberwell has a good leisure centre on Artichoke Place, plus Zen Yoga Studio and Butterfly Tennis Club at the bottom of beautiful Camberwell Grove.

The centres of Brixton, Herne Hill, Peckham and East Dulwich are also easily reached via bus, foot or cycle.

Children here or on the horizon? The Nest is popular with local families for nursery phase, along with Mulberry Outdoor, an award-winning outdoor preschool set in Myatt’s Fields Park. Local primaries are Ofsted-rated ‘Good’, while down towards Camberwell, Sacred Heart is an ‘Outstanding’ secondary.
