Knatchbull Road, Camberwell

Viewings from Saturday, 15th January 2022.

Gigantic and impressively-renovated three bed, three bath maisonette of 1268 square feet, with a Freehold-share and front garden.

Substantially larger than your average three bed Victorian terrace; the property is delivered over full first and second floors - with its own front door at ground floor level.

You're really close to Myatt’s Fields (Victorian) Park, within (Southwark’s) Camberwell New Road conservation area, which borders (Lambeth’s) Minet conservation area. It's a leafy residential spot, tucked away from the hustle and bustle.

You have three Fare Zone 2 stations at your feet inside 15 minutes: Denmark Hill, Loughborough Junction, and Oval - for the tube. You can also grab many a central-bound bus from nearby Camberwell New Road; with its delighting Georgian architecture to admire on the journey. Permit-parking just outside keeps things simple.

In your own front door and take the stairs to the first floor. From this half-landing level you’ve got a double bedroom to the rear of the building - of over 15 feet by over 12 feet, and a beautiful casement-windowed shower room next door, with monochrome detailing.

From the landing proper, you’ve got your massive and high-ceilinged reception room/kitchen/dining room - once two rooms - running over 26 feet front to back, north to south, and easily allowing for two dining spaces and a large sitting area, too. A large bay window further impresses. Modern navy units grace two walls in the kitchen area (a generous number thereof), and these are teamed with slick stone counters plus splash back.

Up to the second floor and you’ve got two further double bedrooms. The rear bedroom has a classy en suite shower room, while the front room has a neat en suite bathroom. As throughout the flat, decisions and details are well-considered and high-end; for example you have under floor heating in the bathroom and shower rooms.

You’re pleasingly-close to Camberwell’s arty town centre with its cool laid-back scene with eateries and drinkeries galore. We like Grove House Tavern, The Hermits Cave, Silk Road, The Camberwell Arms and Theo’s, in particular. There are also cute cafes alongside handy high street shops and banks, and a Morrisons supermarket etc. Camberwell Lanes is a project to watch for the future.

Coldharbour Lane (the big road up to Brixton) is also close for more options: we love Three Eight Four for happy hour (or any hour) cocktails and small plates, Nanban for surprising Japanese/Brixton fusion food, and Mamma Dough for sourdough pizzas and craft beers. And the foodie options at Brixton Village (street food heaven and more) are fab as well.

You’re well-positioned to enjoy glorious Myatt’s Fields Park with bandstand, tennis courts and impressive floral displays, plus weekly Farmers’ Market; there’s another of those on Camberwell Green (where you’ll find Camberwell Library) as well. Ruskin Park is close too. Camberwell has a good leisure centre on Artichoke Place, plus Zen Yoga Studio and Butterfly Tennis Club at the bottom of beautiful Camberwell Grove.

The centres of Brixton, Herne HIll and Peckham are also easily reached via bus, foot or cycle.
