Keston Road, Peckham Rye
Viewings from Saturday 2nd July 2022.
Incredible, extended, architecturally-treated five double bedroom house of 1862 square feet (plus handy cellar space) over three floors, with three bathrooms, in a notably quiet residential position. A south-west facing garden - which is complete with spire view - completes the attractive package.
A dreamy house and location you're looking at; really close to Goose Green, in Peckham Rye/East Dulwich borderland.
Walk just 10 minutes to both Peckham Rye and East Dulwich stations (both are Fare Zone 2). Bellenden Road and Lordship Lane are also blissfully-close, as are lots of excellent schools.
The house is double-bayed (to the front and back!), with a modest feel from the outside. Once over the threshold, it seriously impresses in size, style and scale.
You open into a generous hall, with two formal receptions set to your right. Stripped wooden doors (original to the house) divide or connect the rooms. We love the wood-burner in the front reception.
The big and bright kitchen/dining/reception room, to the rear of the house, is accessed from the second reception or via the hall (where you’ll find your downstairs/guest w.c.). The former side-return space - an artful extension - boasts exposed-brick detail and beautiful glazing plus timber fins. Oversized metal-framed glazed French doors open out onto the part-walled garden which is paved and lawned.
Delightfully, the bay window (looking out onto the garden) has been retained in the sensitive renovation, and is the perfect spot for casual or formal dining. The room works so well for day to day existence and entertaining, too. Under floor heating ticks yet another box.
Up to the first floor and from the half-landing you’ve got a bay-windowed double bedroom and a modern windowed wet room. From the landing proper area two further doubles; the master impressing at the front of the house - with large bay and additional sash window.
On the second floor are two further large double bedrooms and a smart skylit bathroom. The rear bedroom has a smart en suite shower room. Skyline views are great on this floor.
This is a really leafy yet well-connected locale, with Peckham Rye Park and Common's 113 acres, plus Goose Green’s pretty green space - with perfect plane trees - just around the corner. Interestingly, Goose Green was purchased in 1868 by Camberwell Vestry (at the same time as Peckham Rye Common) to save it from development. Phew!
Busy trendy centres are just a short distance from your door - in the shape of fashionable Bellenden Road, hipster-central Rye Lane, and Lordship Lane. Some of our favourite spots include Ganapati, Artusi, Levan, Forza Wine and Terroirs.
Foodie shopping is particularly easy in ED - we like The Cheese Block, SMBS, William Rose and Moxon’s. North Cross Road has a wonderful regular Saturday market also.
The Gowlett pub is a lovely local with pizzas. You’re also close to The Victoria Inn, The Montpelier and The White Horse, and cafe culture is also easily landed upon - Petitou and Cafe G are a couple of nice examples.
East Dulwich leisure centre is a five minute stroll for pool, gym, classes and crèche. Dulwich Picturehouse is your most local cinema.
You also have several excellent schools within close proximity. Local primaries include St John’s & St Clements, Bellenden and The Belham (run by Dulwich Hamlet Educational Trust). The Villa Nursery and Pre-Prep. School for little ones aged 2-7 is also close by and very popular. Little Jungle Nursery is also well-liked. For bigger ones, The Charter School East Dulwich is a short walk.
