Hollydale Road, Peckham
Characterful and comfortable bay-fronted five bed Victorian terrace of 1337 square feet, with a generous east-facing garden which gets lots of sun.
Walk all of two minutes to Queens Road Peckham Station and 10 to Nunhead Station. Both are Fare Zone 2.
The house has been tastefully extended upstairs as you’ll see, and side-return potential remains downstairs.
A neat front garden sets you back from the pavement. Once in the hall you’ve got your double reception to your left - with dividing doors meaning you can open or close the spaces as desired. The front reception is over 13 feet by over 11 feet, with a beautiful marble fireplace from Italy, and built-in alcove storage. The second reception has handy alcove storage too, and French doors here drop you into the side return section of the garden.
At the end of the hall, find the double-aspect (triple actually - if you include the large skylight over the dining space!) kitchen/dining room which extends over 22 feet.
The recently-renovated kitchen’s a timeless white fitted one, teamed with custom-built birch ply counters and a double ceramic sink in a second bay window. Built-in seating (with storage) is a winner - just beyond the kitchen area - a natural dining space whether formal or casual. Patterned floor tiles flow through the entire room with underfloor heating, and double-glazed doors fold open at the foot of the room onto a paved area.
The garden’s an unusually good size for this area - over 62 feet - with a BBQ zone at the back, a large lawn, and a useful big shed and bike storage. There are two fruit trees in the garden; a greengage tree and a pear tree which have beautiful blossom when not in fruit, along with an elegant silver birch.
Up on the first floor you’ve got a single bedroom/home office to the rear overlooking the garden. Next door is a cute windowed bathroom with white sanitary ware, traditional-style fittings, and hand-painted tile detail (by a Suffolk artist).
From the main landing you’ve got your large twin-windowed west-facing master bedroom across the front of the house. It’s over 15 feet by over 11 feet, with built-in closets to each alcove. Adjacent is another double bedroom - of over 10 feet by over 9 feet, with window to garden views. Both bedrooms have painted floorboards.
Up to the second floor and you’ll first find a double-aspect carpeted bedroom of over 13 feet by over 7 feet looking out on the garden. Up a few more stairs and you’ve got a thoroughly modern windowed shower room (with excellent water pressure).
Then right at the top of the house - taking in the former loft space - you’ve got a large bright double bedroom (over 14 feet by over 11 feet) with two skylight windows and deep and accessible eaves storage.
The house sits in a unique position on the corner of Hollydale Road with no houses directly opposite, so there is a great feeling of space. The street is a friendly community.
The QRP area - a couple minutes from the house - is attracting more attention than ever before, with an impressive number of eateries, drinkeries and shopping opportunities including Kudu restaurants and cocktail bar, Well & Fed, Beer Rebellion, Vintique (vintage furniture), Blackbird Bakery and Mamma Dough pizzeria. There’s a Tesco store by the station too.
Walk 15 minutes west for Rye Lane and Bellenden Road and more options. Nunhead has your closest high street area. Here we rate Ayres bakery and Soper’s wet fish shop, Kudu Grill, and the pretty Victorian library on Gordon Road. Also El Vermut and Mother Superior bottle shops. Peckham Bazaar (delicious pan-Balkan fayre and wine list) is an easy walk too for a delightful dinner.
Heading east, you’ll land on New Cross for nice pubs plus contemporary art gallery - Goldsmiths CCA - on the Goldsmiths Uni campus.
Green space? Telegraph Hill’s parks are really close (check out the Farmers’ Market on Saturdays at the lower park), plus Peckham Rye Park & Common’s 113 acres. Local Nunhead Cemetery is beautiful and one of ‘The Magnificent Seven’. Nunhead Green is much smaller but close, as is little Kirkwood Nature Reserve (with Peckham Coal line coming soon!). Sydenham Woods and Dulwich Park are a short drive.
For more options, Greenwich Park and Blackheath and their village centres are an easy car journey (15 minutes), bus or cycle ride. East Dulwich’s lovely Lordship Lane is close too, and North Cross Road’s Saturday market (alongside its cute shops) is not to be missed.
Local schools and nurseries are very good and include Edmund Waller and Hollydale primaries, and St Thomas the Apostle (Secondary and Sixth Form College).
