Hollydale Road, Peckham
Viewings commence Saturday 9th April 2022.
Bay-fronted three double bedroom Victorian terrace of 1008 square feet, with Planning Permission granted for a ground floor side and rear extension and first floor rear extension (see Southwark planning portal link below).
The current owners have overseen the high-quality renovation of the reception rooms and two of the bedrooms. An east-facing garden accompanies the house, of over 37 feet. Freehold.
Walk three minutes to Queens Road Peckham Station and 10 to Nunhead Station. Both are Fare Zone 2.
A neat front garden sets you back from the pavement. Once in the hall you’ve got your double-reception to your right; the front reception is over 13 feet by over 11 feet - with wood-burning stove and sash windows to the bay, while the rear one (a natural dining room) is over 10 feet by over 9 feet - with custom-made alcove shelving and cupboards. Designer paint graces the walls, and stripped floor boards run through both spaces. At present, double doors open from the second reception to the side-return area of the garden.
From the end of the hall, you’ve got an eat-in kitchen with bay window. This runs over 13 feet. Beyond is a lobby area with back door out to the garden, and the property’s bathroom - with simple white suite.
Up the stairs, from the half-landing, is the first bedroom - of over 13 feet by over 8 feet. From the landing proper, you have another double bedroom (of over 10 feet by over 9 feet), and the generous twin-sashed master bedroom sits across the front of the house (this is over 15 feet by over 11 feet). We love the cast-iron designer radiators in here, plus the bespoke wardrobes to each alcove.
The QRP area - mere minutes from the house - is attracting more attention than ever before, with an impressive number of eateries, drinkeries and shopping opportunities including Kudu restaurants and cocktail bar, Well & Fed, Beer Rebellion, Vintique (vintage furniture), Blackbird Bakery and Mamma Dough pizzeria. There’s a handy Tesco store by the station too. Walk 15 minutes west for Rye Lane and Bellenden Road and more options.
Nunhead has your closest high street area. Here we rate Ayres bakery and FC Soper wet fish shop, Kudu Grill, and the pretty Victorian library on Gordon Road. Also El Vermut and Mother Superior (fancy bottle shops). Peckham Bazaar (classy pan-Balkan fayre and wine list) is an easy walk too, for a delightful dinner.
Heading east, you’ll land in New Cross - for nice pubs and contemporary art gallery - on the Goldsmiths Uni campus.
Green space? Telegraph Hill’s parks are really close (do check out the Farmers’ Market on Saturdays at the lower park), plus Peckham Rye Park & Common’s 113 acres. Local Nunhead Cemetery is beautiful and one of ‘The Magnificent Seven’. Nunhead Green is much smaller but close, as is little Kirkwood Nature Reserve (with Peckham Coal line coming soon!). Sydenham Woods and Dulwich Park are a short drive.
For more options, Greenwich Park and Blackheath and their village centres are an easy car journey (15 minutes), bus or cycle ride. East Dulwich’s lovely Lordship Lane is close too, and North Cross Road’s Saturday market (alongside its cute shops) is not to be missed.
Local schools and nurseries are very good and include Edmund Waller, Hollydale and Ivydale primaries, and St Thomas the Apostle (Secondary and Sixth Form College).
