Highshore Road, Peckham Rye

Holly Grove Conservation Area is home to beautiful and varied architecture; this semi-detached Regency home with its sensitive Victorian extension is one of our favourite buildings in Peckham Rye (built circa 1840). It’s been owned only twice in the past 80 years!

Including the generous cellar, utility and storage areas (which could be converted to provide a self-contained flat - ask us for professional drawings), the house measures in at 2452 square feet, and has recently been treated to extensive renovation work including new double-glazed timber sash windows, insulation to all the walls and floors, repointing and a new roof.

No. 34 Highshore Road sits on a much-envied and sunny corner plot (looking down pretty cul-de-sac Elm Grove), with a generous driveway and garden fronting the house, street/side access, and a wide and long rear garden extending almost 60 feet. You’ve got four big double bedrooms and two bathrooms (one an en suite) on the first floor, plus plentiful reception, study and family spaces, and a large kitchen/diner to the ground floor.

Walk just 5 minutes to Peckham Rye Station for mainline and Overground services, or for day and night bus services from Rye Lane and Peckham High Street. The shoppy bit of Bellenden Road is but a 4 minute walk.

In the front door and the large wooden-floored reception room (of over 15 feet by over 13 feet) rests to your left, with a feature fireplace and crisp white walls. Up a couple of steps from here and you’ve a lovely carpeted study/snug, with a west-facing window and recessed lighting.

Ahead from the large entrance hall and you have an additional reception space: a luxurious spot for enjoying a good book on your tod, or for playing games with family/friends. To the right of the hall you land in the double-aspect kitchen/dining room, which extends over 25 feet by over 14 feet in the dining section. The timber-built Shaker-style kitchen is paired with smart granite counters, and stripped floors flow through the space. At the foot of the room you’ve double doors to a handy potting shed/lean-to, which in turn delivers you via another set of double doors onto the wonderfully-large garden.

Down the stairs - in its current arrangement - you have a utility room with a door onto the garden, plus a windowed storage area, an independent w.c. (great for garden guests), another back door, and two large cellar chambers; the whole lot could be converted to create an independent self-contained flat/guest-suite, or even a gym/music studio once you're in - you choose!

On the first floor you’ve a generous central landing. Two double bedrooms sit to the rear (of over 12 feet by over 10 feet, and of over 13 feet by over 11) - both enjoying garden views, and both with pretty feature period fireplaces. The larger of the two has custom-built wardrobes to both alcoves.

Another double (with another lovely and original fireplace) sits to the front of the house. It’s over 11 feet by over 11. The main bathroom is next door - with brick-style tiling, contemporary sanitaryware and over bath shower, plus a built-in cupboard, and a copper-piping heated towel rail.

The master bedroom sits over the reception room in the Victorian part of the house - a generous and carpeted room with yet another period fireplace, and leafy views. From here you have the en suite bathroom with a modern white suite and over bath shower, plus old school style radiator, tall west-facing window, and travertine tiling.

The ever-fashionable independent-shopping bit of Bellenden Road is a quick walk from here; where you’ll find Ganapati, Artusi, Anderson’s, The Victoria Inn and The Begging Bowl, plus Review book store, Flock & Herd and The General Store.

Rye Lane is also close for more shopping options (fruit & veg markets, banks and supermarkets), Peckham Plex Cinema, Peckham Levels and The Bussey and Market Buildings. In the summer months, think rooftop and go vertical, for Frank's and Forza Wine. For further options, Camberwell, East Dulwich and Herne Hill are all close.

Offspring or looking ahead... local schools include The Belham Primary and The Villa Nursery and Pre-Preparatory School, while The Dulwich Independents are but a short drive away.
