Hatcham Park Mews, New Cross

Three bed Freehold mews house over three floors with cool warehouse-styling, measuring in at 1156 square feet.

A south-facing courtyard garden and off street parking bay (directly in front of your house) complete the chain-free offering.

The mews has secure gated entry (code and fob, pedestrian and vehicular) and occupies a private tucked-away position close to New Cross Gate Station - eight minutes by foot, and the attractive Victorian streets of Hatcham Conservation Area.

Once through the main gate, you’ll find the house on your right hand side. Through the front door and you open directly into a huge reception/dining kitchen space - which stretches over 24 feet. Engineered oak flooring flows through the space.

The kitchen’s been recently renovated with slick modern units and counters, and a neat guest w.c. is most welcome. A part-glazed door opens out to the part-walled garden which is private, paved, and low-maintenance.

Up to the first floor and you’ve got the property’s modern bathroom - with white sanitary ware, over bath shower, and skylight window. Plus two double bedrooms: the rear room is over 10 feet each way with skylight windows; the front room is over 12 feet by over 13 feet, with timber wharf-style (the whole place feels rather Shad Thames!) doors/Juliet balcony.

The top floor hosts an enormous and lovely master bedroom (of over 19 feet by over 16 feet). All the bedrooms have newly-fitted grey carpets.

Walk just eight minutes to New Cross Gate Station, where it’s but one stop to London Bridge. Or it’s 11 minutes to Queens Road Peckham Station. Both are on the London Overground network. There are also plenty of day and night bus routes within a short walk of the house - to Elephant & Castle and beyond, or to Peckham, Deptford, Greenwich, Brockley and Lewisham.

Local eateries and drinkeries of note include The Rosemary (Hungarian, organic, delicious), and The Rose Inn (great pizzas, friendly staff and lots of beer choice).

Nip down to SE15 for others, including Peckham Bazaar, Ganapati (who also deliver to SE14), Artusi, Peckham Levels, Levan, Taco Queen and Mr Bao.

Deptford has quite the gastronomic offering now too, with Marcella, Winemakers and a warm, European vibe, with a choice of hip hangouts, in Deptford Market Yard. Deptford also has a cool theatre: The Albany.

New Cross is home to Goldsmiths University with Curzon cinema and contemporary gallery. Both are very much open to the public. Local parks include Telegraph Hill (Upper and Lower, with Farmers’ Market) and Fordham Parks. You’re also a short walk from Folkestone Gardens with its popular park-side cafe.

Grab your fresh loaves from Blackbird Bakery by QRP station, or at Ayres on nearby Nunhead Lane. While you’re in Nunhead, Soper’s wet fish shop is reliable and delightful.

Kids or thinking of? Your most local primary schools are Haberdashers' Aske's Hatcham Temple Grove, Kender, and Edmund Waller (3-11).
